上海三林建设有限公司发展战略管理探究

【摘要】:本文以国有企业上海三林建设有限公司为研究对象,分别采用了PEST分析法、五力模型和SWOT分析法,对当前中国房地产市场的外部宏观环境、行业环境和企业发展中具备的优势和机会,面临的劣势和威胁进行了全面地剖析和归纳。通过深入思考,采用理论和实际相结合的分析方法,综合运用所学的战略管理等多种理论基础,针对房地产行业竞争特点,以市场为核心,围绕优化现有市场,开发多元化市场为主线,探讨了中国房地产建设公司的战略规划问题,确定了符合中国房地产发展的总体战略是:以多样化战略和一体化战略相结合加速企业发展,以企业文化战略加速企业融合。塑造企业文化和企业品牌战略,企业文化战略强调建立共同的核心价值观和企业精神,以达到汇聚企业凝聚力,发挥企业最大效用为最终目的。品牌化战略强调提高企业知名度,扩大企业市场占有率。同时明确成本控制战略为经营战略。坚持企业内部结构扁平化。建立市场营销战略、财务管理战略、人力资源战略、物业管理战略等职能战略。最后提出了建立完善的绩效考核制度、管理层培训常态化、加强本区域内同行业间合作和建立地方性分公司等战略保障措施。 本文研究的结果对该企业的战略选择和制定有直接的指导作用,研究的思路与方法对其实施战略管理有着重要的参考意义,并对同行业企业的战略研究具有一定的参考价值。同时,对于在当前竞争性市场中的房地产国有企业,在一定程度上反映了国有企业改革与发展的成果,也折射出所面临的问题,这对房地产国有企业进一步的发展具有参考意义。
[Abstract]:This paper takes Shanghai Sanlin Construction Co., Ltd. as the research object, adopts the PEST analysis method, the five-force model and the SWOT analysis method, respectively, to analyze the external macro environment of China's real estate market. The advantages and opportunities, disadvantages and threats faced by the industry environment and enterprise development are comprehensively analyzed and summarized. Through in-depth thinking, an analytical method combining theory with practice is adopted. In view of the competitive characteristics of the real estate industry, taking the market as the core, focusing on the optimization of the existing market and developing the diversified market as the main line, This paper discusses the strategic planning of China Real Estate Construction Company, and determines that the overall strategy in line with the development of China's real estate industry is to accelerate the development of enterprises with the combination of diversification strategy and integration strategy. Accelerate enterprise integration with corporate culture strategy, shape corporate culture and enterprise brand strategy, and emphasize the establishment of common core values and enterprise spirit, in order to achieve corporate cohesion, The ultimate goal is to give full play to the maximum utility of the enterprise. The brand strategy emphasizes increasing the reputation of the enterprise and enlarging the market share of the enterprise. At the same time, it is clear that the cost control strategy is the management strategy, and the internal structure of the enterprise is flat and the marketing strategy is established. Financial management strategy, human resources strategy, property management strategy and other functional strategies. Finally, the establishment of a sound performance appraisal system, management training regularization, Strengthen the regional cooperation with the industry and the establishment of local branches and other strategic safeguards. The results of this paper have a direct guiding role in the strategic choice and formulation of the enterprise, and the ideas and methods of the research have important reference significance for the implementation of strategic management. At the same time, for the state-owned real estate enterprises in the current competitive market, to some extent, it reflects the achievements of the reform and development of state-owned enterprises. Also refract the problem that faces, this has reference meaning to the further development of real estate state-owned enterprise.
