并行工程在银座中心商业综合体项目中的应用研究

【摘要】:随着国内经济的持续稳定增长,商业综合体这一商业地产模式在国内各大城市快速发展起来,商业综合体的开发建设有别于传统意义上的房地产项目,其体型和业态具有复杂性和多样性,传统的项目管理模式会导致开发组织运行效率太低、开发过程中进度拖延和成本超支等一系列问题。并行工程20世纪90年代被引入国内,其在工业企业的应用中初步展现出了显著效果。与此同时,一些学者和专家已在建筑企业和建筑设计领域尝试运用并取得了一定成果。房地产项目中运用并行工程思想时间较短、应用程度较低,尤其是商业综合体项目,还没有成功的先例。 本文运用并行工程的思想,采用文献研究、理论研究和实证分析相结合等研究办法,结合自身企业——银座购物中心有限公司开发建设的银座中心商业综合体项目的特点,通过组织重构、过程重组(进度与成本管控流程再造)和信息化改造升级,有针对性的建立起了银座中心商业综合体项目开发商在组织、进度、成本、信息四方面的项目管控模型,研究结果显示并行工程在商业综合体项目中的应用在理论上是可行的。同时,通过在银座中心商业综合体中的应用研究进一步证明,并行工程在此类项目开发建设的实践过程中能够实现提高组织运转效率、缩短工期,降低成本等效果,这将有助于商业房地产开发企业实现商业开发模式的快速复制。 本文将并行工程在商业综合体中应用仅仅做了抛砖引玉的研究,希望更多的专业人士不断探索和完善这方面的研究,为商业综合体开发建设的良性发展和并行工程的应用拓展而贡献力量。
[Abstract]:With the sustained and steady growth of domestic economy, the commercial real estate model of commercial complex has developed rapidly in all major cities in China, and the development and construction of commercial complex is different from the traditional real estate project. The traditional project management mode will lead to a series of problems, such as low efficiency of development organization, delay in development progress and cost overrun. In 1990s, concurrent engineering was introduced into China. At the same time, it has shown remarkable effect in the application of industrial enterprises. Some scholars and experts have tried to use it in the field of construction enterprises and architectural design and made some achievements. The application of concurrent engineering in real estate projects is relatively short and the degree of application is relatively low, especially in commercial complex projects. There is no successful precedent. In this paper, we use the idea of concurrent engineering, the research methods of literature research, theoretical research and empirical analysis, combining with the characteristics of the Ginza Center Commercial complex developed and built by our own enterprise-Ginza Shopping Center Co., Ltd. Through organizational reengineering, process reengineering (process reengineering of progress and cost control) and information transformation and upgrading, the developers of Ginza Center commercial complex project are set up in organization, progress and cost. The research results show that the application of concurrent engineering in commercial complex project is feasible in theory. At the same time, it is further proved by the application research in Ginza Center commercial complex. Concurrent engineering can improve the efficiency of organization, shorten the time limit and reduce the cost in the practice of the development and construction of this kind of projects, which will help the commercial real estate development enterprises to realize the rapid replication of the commercial development model. In this paper, the application of concurrent engineering in the commercial complex has only done the research, hoping that more professionals will continue to explore and improve the research in this area. It contributes to the development of commercial complex and the application of concurrent engineering.
