城市房地产限购政策施行标准的判别分析

【摘要】：房产限购令是随着我国部分城市房价迅速上涨而由政府制定的一系列限制商品房买卖、控制房价、保护住房刚性需求的措施。该文从限购政策的主要内容入手,先后从其主要措施、法律性质、社会争议等方面进行了阐述。发现城市房地产限购政策缺乏一个施行的标准,即限购政策实施三年以来来,尚无明确的经济指标标准确定城市何时该实施限购、何时不该实行限购政策。运用Fisher判别分析方法对城市是否限购进行了分析,其中运用因子分析方法提取了参与分析的变量,运用聚类分析方法对样本城市进行了归类。该文对限购标准进行了重点研究,对限购政策的具体实施进行了政策上和理论上的探讨,并得出了城市应否实行房地产限购政策的判别模型。
[Abstract]:Property purchase restriction is a series of measures formulated by the government to restrict the purchase and sale of commercial housing, control housing prices and protect the rigid demand for housing with the rapid rise of house prices in some cities of China. This paper starts with the main contents of the restriction policy. It has been expounded in terms of its main measures, legal nature, social disputes and so on. It has been found that the urban real estate purchase restriction policy lacks a standard to be implemented, that is, the purchase restriction policy has been implemented for the past three years. There is no clear economic index standard to determine when the city should implement the limited purchase policy or not. The Fisher discriminant analysis method is used to analyze whether the city is restricted or not, and the factor analysis method is used to extract the variables involved in the analysis. Cluster analysis is used to classify the sample cities. This paper focuses on the criteria of limited purchase, and probes into the policy and theory of the implementation of the limited purchase policy. And get the discriminant model of whether the city should carry out the real estate purchase restriction policy.
