X房地产开发项目风险管理

【摘要】：目前在中国的房地产市场上，房地产行业发展受到很多因素的影响。其中风险因素严重影响着房地产项目的健康发展，风险意识的淡薄使我国的房地产开发企业的风险管理处于一个较低的水平，使得整个房地产行业的发展情况有待完善。本文首先介绍了X房地产项目的基本情况，并根据生命周期理论将房地产开发分为前期决策、项目建设和租售经营管理等阶段。对各阶段中的房地产风险因素进行分析，，并最终对房地产风险进行了分类说明。在对房地产开发生命阶段各个风险进行分析的基础上，结合具体项目的内外部环境及自身特性，利用风险识别、风险评估及风险应对措施等理论及方法，从多方面分析了案例涉及的风险以及各阶段风险的影响程度，并对重要风险进行了评估，同时提出了较为详细的风险管理措施。
[Abstract]:At present, in China's real estate market, the development of the real estate industry is affected by many factors. Among them, risk factors seriously affect the healthy development of real estate projects. The weak awareness of risk makes the risk management of the real estate development enterprises in our country at a low level, which makes the development of the whole real estate industry need to be improved. First, this paper introduces the basic situation of X real estate project. According to the theory of life cycle, the real estate development is divided into three stages: decision making, project construction and management. Finally, the real estate risk is classified and explained. On the basis of the analysis of each risk in the life stage of real estate development, combined with the internal and external environment of the specific project and its own characteristics, the risk identification is used. The theory and methods of risk assessment and risk response are used to analyze the risk involved in the case and the influence degree of the risk in each stage. The important risk is evaluated and the detailed risk management measures are put forward.
