浙江某花木城项目定位与经济评价研究

【摘要】:随着史上住宅房地产最严厉宏观调控的出台,商业地产时代正在悄然开启。“新国五条”、“限贷”、“房产税”及“限价”等政策措施密集出台,经济手段与行政手段并用共同抑制住房价格过高且过快上涨。作为房地产重要组成部分的商业地产成为诸多住宅地产开发企业争相转型的领域,国内主要房地产开发企业均公布了商业地产发展战略,商业地产比例提升成为未来几年这些企业发展的重要举措。商业地产的利润空间和市场前景,吸引了越来越多的投资者,但其开发运作的复杂和困难也是有目共睹。 专业市场是商业房地产的一种重要类型,专业市场在当今中国城市商业布局中,具有极其重要的地位。专业市场的开发与经营,成功的不多,失败的不少。由此可见此类项目的前期可行性研究工作尤为重要。要提高企业的投资效益,就必须对投资进行有效的控制。可行性研究对有效控制投资、保证科学决策起到了很好的作用。 本次论文以浙江某花木城项目为依托,运用市场分析和经济评价的理论方法,对案例项目进行了产品定位、项目建设方案策划及财务评价,并应用盈亏平衡分析和敏感性分析等方法进行不确定性分析,为专业市场的可行性研究提供实证依据。
[Abstract]:With the introduction of the most severe macro-control measures in the history of residential real estate, the era of commercial real estate is quietly opening. The policy measures of "five new countries", "limiting loans", "property tax" and "price limit" have been introduced intensively. Economic and administrative means are used together to curb the excessive and rapid rise in housing prices. Commercial real estate, as an important part of real estate, has become an area in which many residential real estate developers are scrambling to transform. Major real estate development enterprises in China have announced their commercial real estate development strategy, and the proportion of commercial real estate has become an important measure for the development of these enterprises in the next few years. The profit margins and market prospects of commercial real estate have attracted more and more investors. However, the complexity and difficulties of its development and operation are also obvious to all. Professional market is an important type of commercial real estate. Professional market plays an extremely important role in the commercial layout of Chinese cities today. This shows that the preliminary feasibility study of such projects is particularly important. In order to improve the investment efficiency of enterprises, it is necessary to effectively control the investment. To ensure that scientific decision-making plays a good role. Based on a flower and tree city project in Zhejiang province, this paper uses the theory method of market analysis and economic evaluation to carry on the product orientation, project construction plan and financial evaluation to the case project. The uncertainty analysis is carried out by means of break-even analysis and sensitivity analysis to provide empirical evidence for the feasibility study of professional market.
