房地产限购政策对房地产市场成交量与房价的影响——以S市为例

【摘要】：本文实证研究房地产限购政策对房地产市场成交量和房价的影响,结果指出,房地产限购政策能够显著抑制房价上涨,但房价的降幅较为轻微,呈现出房价回调的前期阶段特征。房地产限购政策取得了阶段性的积极效果,然而限购政策的长期延续效果适得其反。
[Abstract]:This paper empirically studies the effect of the real estate purchase restriction policy on the real estate market turnover and house prices. The results show that the real estate purchase restriction policy can significantly restrain the rise of house prices, but the decline of house prices is relatively small. It presents the early stage characteristics of house price correction. The real estate purchase restriction policy has achieved positive effect, however, the long-term continuation effect of the real estate purchase restriction policy is counterproductive.
