成都天府新区BYS房地产项目市场研究

【摘要】:成都天府新区规划分为近期(2011-2015)、中期(2016-2020)和远期(2021-2030)三个实施步骤。规划天府新区将用120平方公里的土地用于居住,较之于当前增加了大概85平方公里。在城镇全部的建设用地中,居住用地约占18.5%的比重。MZ房地产公司开发的BYS项目正式看好了成都天府新区的未来,选择在天府新区进行房地产开发,BYS项目所在地块于2011年1月18日挂牌竞得,BYS大型生态住宅项目的提出,填补了成都天府新区无较高水准高品质楼盘的空白,填补了该区域住宅项目从单一到高品味高造价结合的过渡。 本文依据现代投资理论法,结合中国国情对BYS房地产项目进行了市场分析和技术经济方面的分析,1、运用市场研究的经济学工具用于房地产项目并提出研究模式与方法。2、运用投资分析的方法定量研究投资可行性方案。 经过分析,我们得出MZ房地产公司投资的BYS项目将会获得25.39%投资利润率,投资有效。 本论文共分为六个章节,第一章,导论;第二章,BYS房地产项目介绍,对本项目从背景、天府新区的住房发展规划和发展策略进行分析;第三章,BYS房地产项目市场分析,第四章,天府新区BYS项目投资分析,通过对该项目进行市场研究,结合技术经济指标和财务评价指标的分析对该项目进行了投资估算;第五章,天府新区BYS项目综合评价;第六章,结论。
[Abstract]:The planning of Chengdu Tianfu New District is divided into three steps: near-term 2011-2015, mid-term 2016-2020) and long-term 2021-2030). The new Tianfu district is planned to use 120 sq km of land for residential use, an increase of about 85 sq km compared with the current one. Of the total construction land in cities and towns, residential land accounts for about 18.5%. The BYS project developed by MZ Real Estate Company officially looks forward to the future of Chengdu's Tianfu New District. The site block of real estate development and BYS project in Tianfu New District was put forward on January 18, 2011, which filled the gap that there is no high standard and high quality building in Chengdu Tianfu New area. Filled the region from a single residential projects to high-taste high-cost combination transition. According to the modern investment theory, Combined with the situation of China, this paper makes market analysis and technical and economic analysis on BYS real estate projects. It uses the economic tools of market research to apply to real estate projects and puts forward the research model and method. 2. Using the method of investment analysis. Quantitative study of investment feasibility plan. Through analysis, we conclude that the BYS project invested by MZ Real Estate Company will get 25.39% investment profit margin, and the investment is effective.
