政策调控下的国有中小型房地产企业经营模式研究

【摘要】:改革开发以来,经过多年的发展,房地产市场已经成为支撑我国经济发展的重要产业。但是,自2010年起,国家开始对房地产市场进行调控,政策不断出台,调控不断升级。国有中小型房地产企业与该行业的企业同样面对融资难、土地获取难、资金缺乏、利润压缩等难题的挑战。本论文旨在通过对国有中小型企业的市场环境、经营模式等进行分析,研讨国有中小型房地产企业应采取何种方式经营以适应当前的房地产市场。本文运用文献研究法、归纳分析法、实证研究法等方法,对国有中小型房地产企业的经营环境、经营模式等进行分析研究。论文结构方面,本文共分为七章。第一章为绪论,主要对本文的研究背景、意义和研究方法等做出介绍。第二章介绍本文理论基础。第三章对房地产市场政策调控进行研究,分析在政策调控下房地产市场所面临的挑战和机会。第四章运用PEST和SW0T模型对国有中小型房地产企业的市场环境和经营状况进行分析,说明企业所面临的经营难题,如获取土地资源难、资金运营难、竞争压力大等难题。第五章对政策调控下国有中小型房企经营模式转变进行分析,探讨国有中小型房地产企业采取什么样经营模式以适应政府对市场的调控。第六章对笔者所工作企业的经营模式变革进行实证分析。第七章提出研究结论、对策与展望,对国有中小型房地产企业采用经营模式提出建议,提出国有中小型房地产企业要调整战略和产品结构的思路。
[Abstract]:Since the reform and development, after years of development, the real estate market has become an important industry to support the economic development of our country. However, since 2010, the state began to regulate the real estate market. State-owned small and medium-sized real estate enterprises face the same challenges as the enterprises in the industry, such as financing, land acquisition, lack of funds, profit compression and other challenges. The purpose of this paper is to analyze the market environment and management mode of the small and medium-sized state-owned enterprises, and to discuss how to manage the small and medium-sized state-owned real estate enterprises in order to adapt to the current real estate market. Using the methods of literature research, inductive analysis and empirical research, this paper analyzes the management environment and business model of small and medium-sized state-owned real estate enterprises. In terms of the structure of the thesis, this paper is divided into seven chapters. The first chapter is the introduction, mainly introduces the research background, significance and research methods of this paper. The second chapter introduces the theoretical basis of this paper. The third chapter studies the policy regulation of real estate market and analyzes the challenges and opportunities of real estate market under policy control. The fourth chapter analyzes the market environment and management situation of state-owned small and medium-sized real estate enterprises by using PEST and SW0T model, and explains the management problems faced by enterprises, such as the difficulty of obtaining land resources, the difficult operation of funds, the great competition pressure and so on. The fifth chapter analyzes the change of the management mode of the state-owned small and medium-sized housing enterprises under the policy regulation and discusses what kind of management mode the state-owned small and medium-sized real estate enterprises adopt in order to adapt to the government's regulation and control of the market. The sixth chapter makes an empirical analysis on the change of the business model of the enterprises that I work for. The seventh chapter puts forward the research conclusion, countermeasure and prospect, puts forward the suggestion to the state-owned small and medium-sized real estate enterprise to adopt the management mode, and puts forward the train of thought of the state-owned small and medium-sized real estate enterprise to adjust the strategy and the product structure.
