基于活动的房地产开发项目全过程成本管理研究

【摘要】:近几年,房地产行业迅速发展,涌现出许多新的开发商,随着国家宏观调控的进一步深入,房地产业面临着巨大的生存压力。当前,国内市场的形势对开发商来说不容乐观,市场需求量及消费者的承受度都是有限的,而盲目建设不顾市场需求的后果最终只能是导致房屋空置率的不断上升。在这种情况下,企业必须面对的一个现实问题就是怎样使开发成本最小化,才能在激烈的竞争中占有一席之地。房地产业的成本控制不是简单的建设施工阶段的成本控制,也不是为了整个过程中的某个阶段的费用节省,而是覆盖项目开发的整个过程,全面地最大限度地利用现有的人力,物质资源,财力资源。全面地使项目开发成本接近最小化,从而使房地产开发项目,提高经济效益,使房地产开发成本控制更科学。结合本人实践经验和当前房地产市场局势,本文就基于活动的房地产开发项目全过程成本管理进行研究。根据房地产开发项目的特有性质,采取基于各阶段活动的全过程成本控制管理的方式以降低开发成本。首先研究房地产开发项目全过程成本控制管理理论,然后以天津市塘沽区紫竹华庭项目为例,分析全过程成本控制管理的过程,并剖析在实践中全过程成本控制管理的有效性。最后提出进一步完善房地产开发项目全过程成本控制的对策建议。
[Abstract]:In recent years, with the rapid development of the real estate industry, many new developers have emerged. With the further development of national macro-control, the real estate industry is facing enormous survival pressure. At present, the situation of the domestic market is not optimistic to the developers, the market demand and consumer's tolerance are limited, and blind construction ignoring the market demand can only lead to the housing vacancy rate rising. In this case, an enterprise must face a practical problem is how to minimize the development costs, in order to occupy a place in the fierce competition. The cost control of the real estate industry is not a simple cost control in the construction stage, nor is it for the sake of saving costs at a certain stage of the whole process. It covers the whole process of the project development and makes full use of the existing manpower to the maximum extent. Material resources, financial resources. The project development cost is minimized in an all-round way so that the real estate development project can improve the economic benefit and make the cost control of the real estate development more scientific. Based on my practical experience and the current situation of real estate market, this paper studies the whole process cost management of real estate development project based on activity. According to the special nature of the real estate development project, the whole process cost control management method based on each stage activity is adopted to reduce the development cost. This paper first studies the whole process cost control management theory of the real estate development project, then takes the Zizhu Huading project in Tanggu district of Tianjin as an example, analyzes the process of the whole process cost control management, and analyzes the effectiveness of the whole process cost control management in practice. Finally, the paper puts forward the countermeasures and suggestions to perfect the whole process cost control of real estate development project.
