基于层次分析法的住宅项目投资决策研究

【摘要】:房地产业具有高附加值,能给投资者带来丰厚的收益。但是,风险与收益同存。房地产投资具有较大的风险,影响因素众多,且对社会、经济及环境有重大影响。如果决策失误,势必带来巨大的资源浪费。为此,在投资决策时应统筹考虑多方面因素。但目前所采用的传统决策方法多为单目标决策方法,无法满足新情况的要求。为了有效改善上述现状,在广泛收集、整理并分析相关文献资料的基础上,结合自身实际开发经验,本文试图将层次分析法引入住宅项目投资决策。 首先,本文对对房地产行业的开展情况、房地产投资决策理论研究现状、住宅项目投资决策特点及常用投资决策方法应用情况进行了系统阐述,明确了将层次分析法引入住宅项目投资决策环节的必要性与可行性;其次,本文在对层次分析法基本理论进行详细分析的基础上,,结合房地产行 业的特点,构建基于层次分析法的住宅项目投资决策模型,包括决策指标体系构建、指标权重确定等内容;然后,以某A、B地块的投资决策为例,将基于层次分析法的住宅项目投资 决策模型应用于房地产投资决策,验证了将层次分析法应用于房地产投资决策的可行性,从而为后续相关研究提供借鉴与参考;最后,对本文研究内容的有待改进之处进行分析,并提出下一步研究方向, 以期能进一步完善层次分析法在住宅项目投资决策的客观性、合理性及操作便利性。
[Abstract]:Real estate industry has high added value, can bring rich income to investor. However, risk and return co-exist. Real estate investment has a large risk, many factors, and has a significant impact on society, economy and environment. If the decision is wrong, it will lead to a huge waste of resources. Therefore, when making investment decisions, we should consider many factors as a whole. However, the traditional decision-making methods are mostly single-objective decision-making methods, which can not meet the requirements of the new situation. In order to effectively improve the above situation, based on the extensive collection, collation and analysis of relevant documents and experiences, this paper attempts to introduce AHP into the investment decision of residential projects. First of all, this paper systematically describes the development of the real estate industry, real estate investment decision-making theory research status, residential project investment decision-making characteristics and common investment decision-making methods. It is clear that it is necessary and feasible to introduce AHP into the decision-making of residential project investment. Secondly, this paper analyzes the basic theory of AHP in detail, and combines with the real estate industry. Based on the characteristics of the industry, the investment decision model of residential project based on AHP is constructed, which includes the construction of decision index system, the determination of index weight and so on. Investment of Residential Project based on Analytic hierarchy process The decision model is applied to the real estate investment decision, which verifies the feasibility of applying AHP to the real estate investment decision. The improvement of the content of this paper is analyzed, and the next research direction is put forward. The aim is to improve the objectivity, rationality and convenience of AHP in residential project investment decision.
