价值工程在HQ房地产项目设计阶段的应用

【摘要】:设计阶段是房地产项目开发过程中的重要阶段,房地产产品的类型、功能以及各项经济技术指标都是在设计阶段确定,同时,控制项目建造成本的关键也在于设计阶段。房地产项目设计费用一般只占建设成本的2%-4%,但对建造成本的影响程度可达75%以上。任何一个建筑产品的产生都需要经历若干方案选择的才能最后敲定。方案的选择对项目投资有着重要的影响,常常造成几百万甚至上千万的造价差别,,优秀的设计方案是技术上可行性和经济上合理性的完美结合。如何通过科学的管理工具和先进的管理方法对房地产项目设计进行科学的管理并优选出较优的方案,则显得尤为重要。 价值工程正是以创新为支柱、技术与经济分析相结合、可以有效控制房地产项目功能协调与成本控制的一种管理技术,是提高产品内在价值的一种科学手段。建筑物受到成本与功能的双重制约,其取值应该是成本与功能的平衡,只有其成本的付出不高于相应得到的功能时,建筑物才能体现出其应有的价值。 本文首先论述了价值工程的理念进行综述、论述了价值工程在国内外的研究现状,其次就目前HQ项目设计管理现状进行分析,接着以HQ项目门窗的方案比较为例,采用层次分析法对研究对象的功能权重进行分析并构建了设计方案功能评价的指标体系,论述了价值工程在方案优选中的工作流程。最后结合HQ项目在设计阶段的地下室顶板结构方案、园林水景设计和外立面材料替换等案例,采用价值工程的方法对设计方案进行价值评价分析,验证了前文评价方法的可行性,从而说明价值工程是一种对成本控制的有效办法,在建筑行业有着广阔的应用前景。
[Abstract]:The design stage is an important stage in the process of real estate project development. The types, functions and various economic and technical indexes of the real estate products are determined in the design stage. At the same time, the key to control the construction cost of the project is also the design stage. The design cost of real estate project only accounts for 2-4% of the construction cost, but the influence degree on the construction cost can reach more than 75%. The production of any building product requires a number of options to be finalized. The choice of the project has an important influence on the project investment, often resulting in millions or even tens of millions of cost difference. The excellent design scheme is a perfect combination of technical feasibility and economic rationality. How to use scientific management tools and advanced management methods to manage the real estate project design scientifically and select the better scheme is particularly important. Value engineering is a kind of management technology which can effectively control the function coordination and cost control of real estate project, which is based on innovation and combining technology with economic analysis. It is a scientific means to improve the intrinsic value of products. The value of a building is restricted by both cost and function, and its value should be a balance between cost and function. Only when the cost is not higher than the corresponding function, can the building reflect its due value. This paper first discusses the concept of value engineering, discusses the current research situation of value engineering at home and abroad, then analyzes the present situation of HQ project design and management, and then takes the comparison of the door and window of HQ project as an example. The function weight of research object is analyzed by analytic hierarchy process (AHP), the index system of function evaluation of design scheme is constructed, and the work flow of value engineering in scheme selection is discussed. In the end, the value engineering method is used to evaluate the design scheme of HQ project, which is based on the design of basement roof structure, landscape waterscape design and the replacement of exterior facade materials. The feasibility of the previous evaluation method is verified, which shows that value engineering is an effective method for cost control and has a broad application prospect in the construction industry.
