潍坊金和花园项目成本管理研究

【摘要】:近年来,随着我国对基础设施投入不断增加,建筑行业的成长率逐年攀升,同时,房地产建设规模的扩大也增加了建筑业的市场份额。建筑工程项目自身的特殊性,如不确定因素多、周期长等,都影响着建筑工程项目的收益。工程项目建设过程中人工、材料、机械等都耗用大量的成本,而传统的建筑工程项目管理对成本的控制并不是很重视,甚至可以说大都是粗放式的管理,这就会造成施工过程中资源的损失与浪费,也与目前提倡的“节约型社会”格格不入。本文针对房地产建设项目中的成本管理与控制问题,结合潍坊市金和花园房地产项目的实际情况,对此类问题进行研究,并为同类项目的成本管理与控制提供借鉴。本文共分七部分,第一部分导论,主要介绍研究背景及意义、国内外研究现状、论文的主要内容、研究方法及创新点。第二部分对工程项目成本管理的目的、意义、任务及相关理论进行了概述。第三部分简要介绍了金和花园项目,分析了该项目成本管理中存在的问题。第四部分前期工程项目成本管理,包括前期工程项目管理目标、招投标过程中ABC分类法应用等。第五部分施工过程中的工程项目成本管理,主要论述了工程项目成本管理的人工费及低值易耗品管理、材料管理,工程项目成本管理的洽商与变更的管理,施工成本与工程质量、工期和安全之间关系的处理。第六部分竣工后的工程项目成本管理,包括工程竣工决算的成本管理、竣工后工程成本检查工作、成本统计核算工作,最后一部分为结论与展望。
[Abstract]:In recent years, with the increasing investment in infrastructure in our country, the growth rate of the construction industry is rising year by year. At the same time, the expansion of the real estate construction scale has also increased the market share of the construction industry. The particularity of the construction project itself, such as many uncertain factors, long period and so on, all affect the benefit of the construction project. In the construction process of engineering projects, labor, materials, machinery and so on all consume a large amount of cost, but the traditional construction project management does not attach great importance to the cost control, and it can even be said that most of them are extensive management. This will lead to the loss and waste of resources in the construction process, and it is incompatible with the "economical society" advocated at present. This paper aims at the problem of cost management and control in the real estate construction project, combining with the actual situation of the real estate project of Weifang City Jin and Garden, studies this kind of problem, and provides the reference for the cost management and control of the similar project. This paper is divided into seven parts, the first part is introduction, mainly introduces the research background and significance, the domestic and foreign research present situation, the paper main content, the research method and the innovation point. The second part summarizes the purpose, significance, task and related theory of project cost management. The third part briefly introduces the project of gold and garden, and analyzes the problems existing in the cost management of the project. The fourth part is the cost management of Prophase Project, including the objectives of Prophase Project Management, the application of ABC classification in bidding process, etc. The fifth part of the project cost management in the construction process, mainly discusses the project cost management of labor costs and low value consumables management, material management, engineering project cost management negotiation and change management, Deal with the relationship between construction cost and project quality, time limit and safety. The sixth part is the cost management of the project after completion, including the cost management of the final account of the completion of the project, the inspection of the project cost after completion, the work of cost statistics and accounting, and the last part is the conclusion and prospect.
