广州G港口土地开发研究

【摘要】:G港集团是华南地区综合性主枢纽港。在腹地经济持续快速发展的推动下,G港货物吞吐量持续增长,成为中国大陆第二个跨入世界亿吨大港的港口。之后,港口发展一年一大步。集团面对如何经营好集团公司续存部分资产的问题,提出了充分发挥公司宝贵物业、土地资源优势,把握好广州市“三旧”改造政策的机遇,加快推进相关地块的改造和房地产开发工作,做大做强房地产业,积极带动集团公司其他相关产业发展的方针战略。 基于以上背景,本文通过实地调查,首先,对G港各个地块现有状况进行了细致分析,评论珠江沿岸的土地资源现状,指出地块商业环境的不足;其次,从政策环境,经济文化环境入手,分析了G港待开发地块可利用条件,并运用SWOT分析法全面总结了G港土地开发的机会、威胁、优势和劣势;最后,文章提出项目实施的总体开发思路、开发原则及项目开发的具体设想,并进行项目建设的风险评价,进而提出相应的保障项目建设的对策建议。 通过分析,本文得出以下结论:(1)从土地利用现状和条件而言,G港集团利用“三旧”改造地块开发珠江沿岸文化旅游商圈符合政府的产业政策,同时其土地利用拥有独特的优势;(2)通过SWOT分析可以看出,由G港集团牵头,构建一个国际顶级品牌具有浓厚岭南文化和港口文化特色的珠江沿岸文化旅游商圈势在必行;(3)G港开发的总体思路为:主打商业地产开发,结合各地块周边的情况,兴建港口主题的文化设施。将新建设施和目前已有的沿江建筑或历史文化景观进行无缝对接,整体项目开发成以日常休闲娱乐和旅游业为主、提供观光购物饮食住宿、多功能的广州水上商业圈。(4)G港开发具有重要的经济效益和社会效益;(5)G港投资建设具有一定的政策风险、规划风险、市场风险、配套风险、财务风险。在以上分析的基础上,提出了系统打造珠江沿岸文化旅游商圈市场工程;规划上重视研究珠江沿岸文化旅游商圈市场;充分保护地方文化和注重其他利益群体的参与等建议。
[Abstract]:G port group is a comprehensive main hub port in Southern China. With the continuous and rapid development of the hinterland economy, the cargo throughput of G port continues to grow, which has become the second port of China's mainland to enter the world's billion ton port. After that, the port has developed a big step a year. We should give full play to the valuable property of the company and the advantage of land resources, seize the opportunity of the "three old" reform policy of Guangzhou, speed up the reform of the related land and the work of real estate development, make a stronger real estate industry, and actively promote the development of other related industries of the group company.
Based on the above background, this paper makes a detailed analysis of the existing conditions of each block in G port, reviews the current situation of the land resources along the Pearl River and points out the shortage of the commercial environment of the land. Secondly, from the policy environment, the economic and cultural environment, the conditions for the utilization of the land to be developed in G port are analyzed, and the SWOT analysis method is used. This paper summarizes the opportunities, threats, advantages and disadvantages of land development in G port. Finally, the article puts forward the overall development ideas of the project implementation, the principle of development and the concrete assumption of the project development, and carries out the risk evaluation of the project construction, and then puts forward the corresponding suggestions for the construction of the project.
Through the analysis, the following conclusions are drawn: (1) from the current situation and conditions of land use, the G port group uses the "three old" transformation block to develop the Pearl River coastal cultural tourism business circle to meet the government's industrial policy, and its land use has its unique advantages. (2) through the SWOT analysis, it can be seen that the G port group led the construction of an international. The top brand has a strong south of the Five Ridges culture and port cultural characteristics of the Pearl River coastal cultural tourism business circle. (3) the general idea of the development of G port is to build the cultural facilities of the port theme with the development of commercial real estate, the construction of the port theme, and the existing buildings along the river or the historical and cultural landscape. Seamless docking, the overall project is developed into daily leisure and tourism and tourism, providing sightseeing, shopping, catering, accommodation, and multi-functional Guangzhou water business circle. (4) the development of G port has important economic and social benefits. (5) the investment and construction of G port has certain policy risks, planning risk, market risk, supporting risk and financial risk. On the basis of the above analysis, the paper puts forward a system to build the Pearl River cultural tourism commercial circle market project, and puts forward some suggestions on the study of the study of the Pearl River culture and tourism business circle market, the full protection of local culture and the participation of other interest groups.
