建行黑龙江省分行房地产开发贷款风险管理研究

【摘要】:最近十几年,房地产行业发展态势迅猛,并持续拉动我国经济快速增长。作为资金密集型行业代表,更多地采用在商业银行获取资金支持,与此同时商业银行也承担了绝大部分的金融风险。银行如果对房地产开发贷款的风险评估不到位、控制手段不得当,不但直接影响银行的资产质量,也不利于房地产行业健康快速发展,同时还将阻碍我国经济持续发展的步伐。本文的目的是为建行黑龙江省分行在房地产开发贷款业务的风险管理方面提供一定的建议与参考,规避风险,保证资产,促进国民经济继续稳定增长。本文以建行黑龙江省分行作为研究对象,首先对国内外文献进行综述,研究以往学者对商业银行房地产开发贷款风险的理论贡献,结合对建行黑龙江省分行房地产开发贷款风险管理的现状及存在的问题,进行针对性的具体分析。在现有的房地产开发贷款业务情况和信贷政策基础上,提出了还存在信贷政策调整不及时、信贷业务流程有待完善等问题。在挖掘出贷款业务的问题之后,提出了其房地产开发贷款风险的构成表现及影响因素分析,首先是从信用风险、市场风险、操作风险和政策风险四个方面分析风险的构成,然后分别从内、外部分析了风险的影响因素。最后相应的提出了建行黑龙江省分行房地产开发贷款风险管理改进的对策与建议,包括信贷政策层面风险防范对策、完善信贷业务流程、改进风险管理体系、重视客户经理队伍建设、创新信用风险转移产品等。本文的研究运用了大量建行黑龙江省分行房地产开发贷款业务的相关数据,和定性分析的文献资料法,基于理论结合实际的原则,对黑龙江省分行房地产信贷风险管理进行了探讨,其研究结果对于建行黑龙江省分行乃至我国其他商业银行在这一领域如何去识别风险、评价风险、分散和化解房地产信贷风险给出了一些有益的建议。
[Abstract]:In the last ten years, the real estate industry develops rapidly, and continues to pull the rapid growth of our economy. As a representative of capital-intensive industries, commercial banks take on most of the financial risks. If the risk assessment of real estate development loan is not in place and the control measures are not appropriate, the bank will not only directly affect the bank's asset quality, but also be unfavorable to the healthy and rapid development of the real estate industry, at the same time, it will hinder the pace of sustainable economic development of our country. The purpose of this paper is to provide some suggestions and references for the risk management of real estate development loan business in Heilongjiang Branch of China Construction Bank, to avoid risks, to ensure assets and to promote the steady growth of national economy. This paper takes the branch of China Construction Bank of Heilongjiang Province as the research object. Firstly, it summarizes the literature at home and abroad, and studies the theoretical contribution of previous scholars to the risk of real estate development loan of commercial banks. Combined with the current situation and existing problems of real estate development loan risk management in Heilongjiang Branch of China Construction Bank, this paper makes a specific analysis. On the basis of the existing real estate development loan business and credit policy, it is pointed out that there are still some problems, such as the adjustment of credit policy is not timely, the credit business process needs to be improved, and so on. After digging out the problems of loan business, this paper puts forward the composition performance and influence factors analysis of loan risk in real estate development. Firstly, it analyzes the composition of risk from four aspects: credit risk, market risk, operational risk and policy risk. Then it analyzes the influencing factors of risk from the internal and external aspects. Finally, the paper puts forward the countermeasures and suggestions to improve the risk management of real estate development loan in Heilongjiang Branch of China Construction Bank, including the risk prevention countermeasures at the credit policy level, the improvement of the credit business process, and the improvement of the risk management system. Attach importance to the construction of customer manager team, innovation of credit risk transfer products and so on. This paper uses a large number of real estate development loan business data of China Construction Bank Heilongjiang Branch, and qualitative analysis of the literature method, based on the principle of combining theory with practice. This paper discusses the management of real estate credit risk in Heilongjiang province branch, and the results of the research on how to identify the risk and evaluate the risk in the field of construction bank Heilongjiang province branch and other commercial banks in China. Disperse and dissolve the real estate credit risk to give some beneficial suggestions.
