河北省房地产波动特点分析

【摘要】:房地产业是国民经济的重要产业,其健康稳定的发展对于国民经济的发展,产业结构的调整,区域经济环境的稳定,人民生活质量的提升都具有重要的影响。房地产具有消费和投资的双重功能,房地产价格受到多种因素的影响,它们共同的作用导致了房地产价格的起伏波动。从长期来看,不断增加的房地产需求会引起房地产供给的增长。在短期内,由于房地产供给的周期约束使得短期房地产需求和供给出现不平衡,因而导致短期内房地产价格的波动。近年来,随着河北省的快速发展,房地产市场的供需矛盾日益凸显,持续上涨的房地产价格加大了购房者的负担,增加了中低收入群众的生活压力,进一步拉大了社会贫富差距。因此,本文通过分析河北省房地产波动的特点,为河北省房地产业的健康发展提供一些可以借鉴的实证资料。 本文首先从房地产波动周期理论出发,介绍了房地产波动的相关理论,对房地产波动的概念进行了界定;建立了房地产波动的理论模型;介绍了描述房地产波动的常见方法。在此基础上,本文以河北省为对象进行实证研究,介绍了河北省房地产业的发展现状,采用单项指标、合成指数和扩散指数描述了河北省房地产波动的形态,进行了河北省房地产影响因素的多元回归分析以及协调性分析,,最后给出河北省房地产稳定发展的对策建议。
[Abstract]:The real estate is an important industry of the national economy. Its healthy and stable development has an important influence on the development of the national economy, the adjustment of the industrial structure, the stability of the regional economic environment and the improvement of the people's quality of life. The real estate has dual functions of consumption and investment, and the real estate price is affected by many factors. The role of real estate prices fluctuates. In the long run, increasing real estate demand will lead to the growth of real estate supply. In the short term, the short-term real estate demand and supply are uneven due to the periodic constraints of real estate supply, resulting in the volatility of real estate prices in the short term. In recent years, with Hebei The rapid development of the province, the contradiction between supply and demand of the real estate market is becoming more and more prominent, the rising real estate price increases the burden of the buyers, increases the living pressure of the middle and low income people, and further widen the social gap between the rich and the poor. Therefore, this paper analyzes the characteristics of the real estate fluctuation in Hebei Province, for the healthy development of the real estate industry in Hebei province. Provide some empirical data that can be used for reference.
Starting from the theory of real estate fluctuation cycle, this paper introduces the related theory of real estate fluctuation, defines the concept of real estate fluctuation, establishes a theoretical model of real estate fluctuation, and introduces the common methods of describing the fluctuation of real estate. On this basis, this paper takes Hebei as an object to carry out empirical research and introduces Hebei. The development status of provincial real estate industry, using single index, synthetic index and diffusion index, describes the form of real estate fluctuation in Hebei Province, carries out multiple regression analysis and coordination analysis on the influencing factors of real estate in Hebei Province, and finally gives the countermeasures and suggestions for the stable development of real estate in Hebei province.
