MX房地产公司发展转型战略研究

【摘要】:住房作为人类社会一项非常重要的物质基础以及日常生活的重要财富,在人居生活中占据了相当重要的位置。同时房地产行业的发展和国民经济的发展有着重要的关系,而这些关系也造就了房地产行业的先导性以及基础性。本世纪以来,房地产行业的快速发展在我国产业结构优化以及不断增长的经济中起着非常重要的作用,同时也具有双重的战略位置,已经逐渐的成为了国民经济的新型增长点以及消费热点问题。文章研究对象为MX房地产公司,公司地处遂宁市市中区,是处在快速发展过程中面临是否转型、如何选择转型的典型二级城市民营房地产企业。在如今这个发展阶段,房地产行业的竞争压力有增无减,不论是国家一系列的政策出台,还是消费者对房地产产品的要求提升,都使得这个行业的竞争不断地加剧。所以对于MX房地产公司来说,当前面临的一个重要的问题就是使用怎样的发展转型战略能够使得企业在竞争日益激烈的市场上占据有利的地势,同时这也是文章所研究的主要问题。论文从上面讲到的问题出发,研究对象是MX房地产公司,通过仔细的调查研究以及发展过程中遇到的问题进行深入分析,从而对国内二级市场地产开发商在发展转型过程中可能面临的一些问题,以及存在的原因和相关实施发展转型战略具体措施进行了相对可行性的研究,具体的内容包括以下三个方面:1.详细研究了既有的一级市场拓展理论。2.MX房地产公司开发业务实践情况,从外部环境和内部能力两方面对存在的问题进行了分析。3.通过研究,提出了目前MX房地产公司市场转型战略的思路,最后通过实际案例,对发展转型战略实施效果进行评估。
[Abstract]:As a very important material foundation and important wealth of daily life, housing occupies a very important position in human habitation. At the same time, the development of the real estate industry and the development of the national economy have an important relationship, and these relations have also created the guidance and foundation of the real estate industry. Since the beginning of this century, the rapid development of the real estate industry has played a very important role in the optimization of the industrial structure and the growing economy of our country, and has also played a dual strategic role. Has gradually become a new growth point of the national economy and consumption hot issues. The research object of this paper is MX real estate company, which is located in the central district of Suining city. It is a typical private real estate enterprise in the second class city, which is faced with the transition in the process of rapid development and how to choose the transition. At this stage of development, the competition pressure of the real estate industry is increasing, whether it is the introduction of a series of national policies or the rising demands of consumers on real estate products, which makes the competition in this industry increasingly fierce. Therefore, for MX real estate companies, an important issue is how to use the development transformation strategy to enable enterprises to occupy favorable terrain in the increasingly competitive market. At the same time, this is also the main problem studied in the article. From the above mentioned problems, the research object is MX real estate company, through careful investigation and research as well as the problems encountered in the development process of in-depth analysis, Therefore, this paper makes a relative feasibility study on some problems that may be faced by domestic secondary market real estate developers in the process of development transformation, as well as the existing reasons and relevant specific measures to implement the development transition strategy. The specific content includes the following three aspects: 1. This paper studies in detail the existing primary market development theory. 2.MX real estate company development business practice situation, from the external environment and internal capabilities of the two aspects of the existing problems are analyzed. Through the research, this paper puts forward the idea of the market transformation strategy of MX real estate company at present, and finally evaluates the effect of the implementation of the development transformation strategy through the actual case.
