物业维修基金管理系统的设计与实现

【摘要】:房地产行业在最近十几年内蓬勃发展,相应地带动了物业行业。但在物业管理的维修基金项目管理中,越来越多的问题出现,例如物业专项维修基金的缴交和管理具有明显的缺陷,管理模式滞后,处理效率低等。因此,民生银行提出设计并开发一套物业维修基金管理系统,通过从基金的缴交到管理全部实现信息化,提高工作效率和安全性,节约人力物力。本文设计并实现了物业维修基金管理系统,系统是基于B/S的,利用Java程序语言进行开发的。在本文中,首先借助了用例图和用例规约表详细分析了系统的功能需求,然后借助UML模型图中的类图、时序图等对系统进行了技术设计和功能设计以及数据库设计。存储物业维修基金数据的数据库是关系型数据库SQLServer2008数据库管理系统。最后,对系统进行测试,并附有部分截图展示。物业维修基金管理系统实现的功能有:缴存基金管理、管理基金、综合查询、房屋资料管理、基础资料管理、系统设置和流程审批。这七个模块实现的功能较多,例如缴存基金管理模块实现了个人缴存、单位缴存、缴存入账、入帐凭证、凭证列表、缴存基金导入等功能;管理基金模块实现了使用申报、利息结转、退伙申报、基金纠错、银行对账、基金催缴、基金退款等;综合查询模块实现了小区账面记录查询,楼栋账面记录查询,个人账面记录查询,退伙记录查询,过户记录查询,纠错记录查询,统计报表和每日对账等。功能丰富的物业维修基金管理系统的实现,可以对物业维修基金进行高效的管理。本系统界面美观,操作简单,安全性高,可以很好地提高物业维修基金管理的效率,弥补传统管理物业维修基金的不足。
[Abstract]:Real estate industry in the last ten years of vigorous development, the corresponding drive property industry. But in the project management of property maintenance fund, more and more problems appear. For example, the payment and management of special maintenance fund has obvious defects, the management mode is lagging behind, and the treatment efficiency is low. Therefore, Minsheng Bank proposed to design and develop a property maintenance fund management system, through the payment of funds to the management of all information, improve efficiency and safety, save manpower and material resources. This paper designs and implements the property maintenance fund management system. The system is based on B / S and is developed by Java program language. In this paper, the functional requirements of the system are analyzed in detail with the help of the use case diagram and the use case specification table, and then the technical design, function design and database design of the system are carried out with the help of the class diagram and sequence diagram in the UML model diagram. The database that stores the property maintenance fund data is the relational database SQLServer2008 database management system. Finally, the system is tested and some screenshots are attached. The functions of the property maintenance fund management system are: deposit fund management, comprehensive inquiry, housing information management, basic information management, system setup and process approval. The seven modules have many functions, for example, the management module of the paid-in fund has realized the functions of personal deposit, unit deposit, deposit entry, accounting voucher, voucher list, deposit fund import and so on; the management fund module has realized the use declaration. Interest carry-over, withdrawal declaration, fund error correction, bank reconciliation, fund call, fund refund, etc. The comprehensive inquiry module has realized the inquiry of the book record of the residential area, the inquiry of the account record of the building, the inquiry of the personal book record, the inquiry of the withdrawal record, etc. Transfer record query, error correction record query, statistical report and daily reconciliation, etc. The realization of the rich function property maintenance fund management system can efficiently manage the property maintenance fund. The system has the advantages of beautiful interface, simple operation and high safety. It can improve the efficiency of property maintenance fund management and make up for the deficiency of traditional management property maintenance fund.
