房地产上市公司股权结构与绩效的相关性研究

【摘要】：随着我国改革开放三十多年以来,我国国民经济取得了很大成就,与之相适应的是最近十年房地产市场的快速发展,房地产公司从国企到私企,从独资控股到股份有限制的等等模式应有尽有,但是对于房地产上市公司股权结构和绩效的关系研究来说,从目前看,经过大量实证研究的,大致分为两个方向,其一是两者为负相关的关系,其二是两者为倒U型的关系。因此本文就此不同的关系作为出发点,运用统计模型、数量关系进行回归分析,希望为明确房地产上市公司股权结构与绩效的关系提供一定的借鉴意义。
[Abstract]:With the reform and opening up of our country for more than 30 years, our national economy has made great achievements. In keeping with the rapid development of the real estate market in the last ten years, real estate companies have changed from state-owned enterprises to private enterprises. There are all kinds of models from sole ownership to restricted shares. However, for the research on the relationship between ownership structure and performance of real estate listed companies, at present, after a large number of empirical studies, there are roughly two directions. One is the negative correlation between the two and the other is the inverted U-type relationship. Therefore, this paper uses the statistical model and quantitative relationship as the starting point, hoping to provide some reference for clarifying the relationship between ownership structure and performance of real estate listed companies.
