沈阳Y房地产公司G小区开发投资效益分析

【摘要】:随着我国市场经济的不断发展与深入,各行各业的相互竞争也日趋激烈,尤其是房地产开发企业竞争更为激烈。因此,,如何推动我国房地产投资理论和房地产开发企业研究成为当代历史一个极为重要的课题。从而房地产企业开发企业如何利用市场信息经济、房地产投资理论及博弈论等投资行为就显得极为关键。同时,提高企业的行业竞争能力和投资管理能力,也是关系着企业在市场竞争环境中的生存与发展,保障企业稳定地、可持续地增长,具有非常重要的现实意义。 本文以市场学、经济学等方面的知识对房地产项目投资开发的相关基础理论、项目背景、经济效益、社会效益和研究结论及建议等七个方面进行综合分析。为利于项目投资效益分析,本文以沈阳Y房地产公司G小区开发项目为例,全面的阐述了该项目的可行性研究理论、实施的具体方案、市场定位与竞争能力分析、不确定性分析、环境与社会影响分析和投资效益评价等内容。目的在于为G小区开发项目投资决策提供了理论基础,同时也对其他小区开发项目的投资效益分析提供参考依据。 本文研究表明,沈阳Y房地产公司G小区开发项目的实施,一是可以有效的改善辽中县城镇居民的生活环境,提高居民的生活质量;二是提高本市基础设施水平,为辽中县创造良好的投资环境;三是通过G小区开发项目的财务评价结果以及项目投资估算等成果来看,本项目各项指标都符合国家的相关法律及规定。同时也能有效证明本工程的建设和实施是完全可行的,也是十分必要。
[Abstract]:With the continuous development and deepening of the market economy in China, the competition between various industries is becoming increasingly fierce, especially in the real estate development enterprises. Therefore, how to promote the study of real estate investment theory and real estate development enterprises has become an extremely important subject in contemporary history. Therefore, how to make use of market information economy, real estate investment theory and game theory is very important. At the same time, it is very important to improve the ability of industry competition and investment management, which is related to the survival and development of enterprises in the market competition environment, and to ensure the steady and sustainable growth of enterprises. Based on the knowledge of market science and economics, this paper makes a comprehensive analysis of the relevant basic theories, background, economic benefits, social benefits and conclusions and suggestions of real estate project investment and development. In order to benefit the investment benefit analysis of the project, this paper takes the G district development project of Shenyang Y Real Estate Company as an example, comprehensively expounds the feasibility study theory, the concrete scheme of implementation, the market orientation and the competitive ability analysis of the project. Uncertainty analysis, environmental and social impact analysis and investment benefit evaluation. The purpose of this paper is to provide a theoretical basis for the investment decision of the G district development project, and at the same time to provide a reference for the investment benefit analysis of other community development projects. The research shows that the implementation of the G community development project of Shenyang Y Real Estate Company can effectively improve the living environment and quality of life of residents in Liaozhong County, and improve the level of infrastructure in this city. Third, through the financial evaluation results of the G district development project and the project investment evaluation results, all the indicators of the project are in line with the relevant laws and regulations of the country. At the same time, it can effectively prove that the construction and implementation of the project is completely feasible and necessary.
