商业地产项目的风险识别、评价和控制研究

【摘要】:经过二十多年的发展,房地产行业目前已经成为推动我国国民经济快速发展的基础性、先导性和支柱性产业。房地产行业包括商业地产和住宅地产,随着国家产业结构的调整和对住宅地产宏观调控的逐渐加强,资金逐渐流向商业地产,从而使商业房地产的供给和需求目前都呈现比较活跃的态势。商业地产对城市的发展具有重要的意义,它能够带动第三产业发展,改善人们生活品质,吸纳社会就业人口以及承载城市景观。但是作为一项综合性、技术性和专业性都很强的投资活动,,在开发过程中商业房地产项目不可避免地存在着很多风险。这些风险的存在,使商业地产项目的投资收益具有很大的不确定性,从而产生风险。在这种情况下,如何有效地识别商业地产项目的风险,对于房地产企业减少项目运营风险,提高经济效益和社会效益,对政府完善政策,建立稳定、繁荣和谐的商业地产市场都具有重要的作用。 本文依据风险管理理论,首先对我国商业地产目前存在的市场风险、政策风险、经营风险、财务风险进行了分析,然后以宝岛广场商业地产项目作为研究对象,系统介绍了该项目的背景、物业、商业模式、市场分析以及项目筹建情况,以风险识别和风险规避为研究思路,采用头脑风暴法和SWOT分析法对宝岛广场商业地产项目可能存在的风险进行了研究,并且针对这些风险,结合公司和项目的实际情况,提出了相应的风险控制措施,为政府管理部门和房地产企业的决策者和管理者对商业地产风险处理提供依据;最后是本文的结论。
[Abstract]:After more than 20 years of development, the real estate industry has become the basic, leading and pillar industry to promote the rapid development of our national economy. The real estate industry includes commercial real estate and residential real estate. With the adjustment of national industrial structure and the gradual strengthening of macro-control on residential real estate, the capital flows gradually to commercial real estate. So that commercial real estate supply and demand are showing a more active situation. Commercial real estate plays an important role in the development of the city. It can promote the development of the tertiary industry, improve the quality of life of people, absorb the social employment population and carry the urban landscape. However, as a comprehensive, technical and professional investment activities, commercial real estate projects inevitably have a lot of risks in the process of development. The existence of these risks makes the investment income of commercial real estate project have a lot of uncertainty, resulting in risk. In this case, how to effectively identify the risks of commercial real estate projects, for real estate enterprises to reduce project operation risks, improve economic and social benefits, improve government policies, establish stability, Prosperous and harmonious commercial real estate market has an important role. Based on the theory of risk management, this paper firstly analyzes the market risk, policy risk, management risk and financial risk of commercial real estate in our country, and then takes the commercial real estate project of Po Dao Square as the research object. The background, property, business model, market analysis and project preparation of the project are introduced systematically. Using brainstorming method and SWOT analysis method, this paper studies the possible risks of the commercial real estate project in Po Dao Square, and puts forward the corresponding risk control measures according to the actual situation of the company and the project. It provides the basis for the decision makers and managers of the government management department and the real estate enterprise to deal with the commercial real estate risk; finally, it is the conclusion of this paper.
