天工建设JSY项目管理研究

【摘要】：近年来,我国房地产产业快速发展,现在已经是我国经济增长的支柱产业,在快速发展的同时又表现为房地产各个部分整体不够协调的特点。政府提出了一系列的调控措施,一方面,加强结构性的调整,改变房地产的资金投入方向,另一方面,加强房地产项目管理,提高房地产项目的投资回报,提高房地产项目的质量,使其更适应社会的要求,达到人民的生活需求。原有的项目管理方式与现实的项目需求渐渐不相适应,在固定投入社会资源的情况下,怎么样更好地提高效率,提高项目质量,更好地配备人力资源,这作为每个房地产企业必须关注的焦点和问题。 本文通过对陕西天工建设JSY房地产项目的案例分析研究,运用文献研究法、对比分析法和半结构化访谈调查分析法,采用项目的一手数据对JSY项目范围管理、项目进度管理等项目现况进行分析。结合项目管理的相关理论及理论现实应用存在的问题和不足,提出自己的建议和意见,并指出提高项目管理水平需要的保障措施。 文中以项目管理的相关理论为基础,提出了项目改进方案,如提高项目范围管理控制,采用多种项目进度控制方法等,并提出优化质量管理方法、改进项目团队激励体系和培训制度、优化成本控制,引进项目管理先进的软件等优化方案实施的保障措施,最后设计了以层次分析法效果评价的方案,通过以上优化方案和保障措施,可以提升项目管理水平,顾客满意度,有效的规避或降低项目风险,实现更好的经济效益和社会效益目标,从而使本文的研究具有很重要的现实意义。
[Abstract]:In recent years, China's real estate industry has developed rapidly, and now it is the pillar industry of our country's economic growth. The government has put forward a series of control measures. On the one hand, it has strengthened structural adjustment to change the direction of capital investment in real estate. On the other hand, it has strengthened the management of real estate projects and improved the return on investment in real estate projects. Improve the quality of real estate projects, make it more suitable for the needs of society, to meet the needs of the people. The original project management mode is gradually out of line with the actual project demand. How to improve efficiency, improve project quality, and better equip human resources in the case of fixed investment in social resources, This is the focus and problem that every real estate enterprise must pay attention to. Based on the case study of Shaanxi Tiangong construction JSY real estate project, this paper uses the method of literature research, comparative analysis and semi-structured interview analysis to manage the scope of JSY project with the primary data of the project. Project schedule management and other project status analysis. Combined with the problems and shortcomings in the theory and practical application of project management, the author puts forward his own suggestions and opinions, and points out the necessary safeguards to improve the level of project management. Based on the related theories of project management, this paper puts forward the project improvement scheme, such as improving the project scope management control, adopting various project schedule control methods, and putting forward the optimized quality management method. Improve project team incentive system and training system, optimize cost control, introduce advanced software of project management, etc. Through the above optimization scheme and safeguard measures, we can improve the level of project management, customer satisfaction, effectively avoid or reduce project risks, and achieve better economic and social goals. So that the study of this paper has very important practical significance.
