基于VBM的A房地产公司管理模式研究

【摘要】:房地产业是我国国民经济结构中的重要组成部门,整个国民经济中的很大一部分都来源于房地产业所起到的带动作用,房地产领域企业的发展变化直接影响着整个国民经济的运行状况,具有非常重要的作用和地位。VBM理论在房地产企业管理中的运用是一个非常令人可喜的现象,这标志着我们国家房地产领域的企业管理理念和水平的一个重大提高,也标志着我国房地产领域市场的进一步成熟和与世界同步。 正是基于以上背景,本文通过对VBM理论的基本内容和发展脉络进行梳理,总结出VBM理论的精髓和要旨所在,以期在建立房地产公司管理制度时能够使VBM的理念真正贯穿到管理制度的每一个环节当中。在归纳完上述内容之后,本文将尝试探讨基于VBM理论的企业管理体系构建,,研究基于VBM理论,应如何完善和改善房地产企业的管理制度和机制,着重对房地产企业对企业价值与战略的认识定位、价值源泉及价值驱动因素、价值衡量方法以及激励薪酬的设计等问题进行了深入的研究与分析。尝试总结出一些在我国当前市场环境下,有利于提高我国房地产开发企业的经营管理水平和能力的方法和建议。最后,本文将选取某个房地产公司作为具体案例,应用VBM对公司管理进行分析并提出合理化建议。 房地产企业应该在全面理解VBM理论、清晰定位企业的价值与战略地位、着重培训企业管理人才、灵活构建管理模式等方面投入注意力,这对于提高这些企业的管理水平、增强企业的市场竞争力、优化社会资源的有效配置等方面,都具有积极的现实意义。
[Abstract]:The real estate industry is an important component of the national economic structure of our country. A large part of the whole national economy comes from the leading role played by the real estate industry. The development and change of real estate enterprises have a direct impact on the operation of the whole national economy and have a very important role and status. The application of VBM theory in the management of real estate enterprises is a very gratifying phenomenon. This marks a significant improvement in the concept and level of enterprise management in the field of real estate in our country, and also marks the further maturity and synchronization of the real estate market in our country with the world. Based on the above background, this paper summarizes the essence and essentials of VBM theory by combing the basic content and development context of VBM theory. In order to set up the management system of real estate companies can make the idea of VBM really run through every link of the management system. After summing up the above contents, this paper will try to explore the construction of enterprise management system based on VBM theory, and how to perfect and improve the management system and mechanism of real estate enterprises based on VBM theory. This paper focuses on the cognition and orientation of the enterprise value and strategy, the value source and the value driving factor, the method of value measurement and the design of the incentive salary in the real estate enterprise. This paper tries to summarize some methods and suggestions which are helpful to improve the management level and ability of the real estate development enterprises in our country under the current market environment. Finally, this paper will select a real estate company as a specific case, use VBM to analyze the management of the company and put forward reasonable suggestions. Real estate enterprises should pay attention to the comprehensive understanding of VBM theory, clearly positioning the value and strategic position of enterprises, focusing on training enterprise management personnel, flexible construction of management model, which can improve the management level of these enterprises. It is of positive practical significance to strengthen the market competitiveness of enterprises and optimize the effective allocation of social resources.
