房地产市场财富效应的制约因素

【摘要】：房地产市场财富效应是指房地产市场中房产价格的上涨对居民消费产生刺激的链条反应。制约我国房地产市场财富效应发挥的主要因素有自主购房需求所占比例较小、房价上涨速度过快,消费者文化差异和信贷的制约以及货币政策的频繁调整。本文就房地产市场财富效应的制约因素及实现财富效应最大化的途径进行探讨。
[Abstract]:Real estate market wealth effect refers to the real estate market property price rise to stimulate the consumption of residents chain reaction. The main factors restricting the wealth effect of real estate market in our country are the small proportion of independent purchase demand, the rapid rise of house price, the restriction of consumer culture difference and credit, and the frequent adjustment of monetary policy. This paper discusses the restriction factors of wealth effect in real estate market and the ways to maximize wealth effect.
