房地产市场不景气情况下对房地产开发商现金流量的影响

【摘要】:房地产行业是资金密集型行业,其项目开发需要大量的资金支持,在房地产市场利好状况下,项目投资资金可以快速收回,实现现金流量中资金流出和流入的平衡。而当房地产市场不景气时,随着房地产产品销售速度的减缓以及不动产价格的降低,使得企业资金回收周期延长,加大企业财务压力,更对其后续开发,乃至企业生产都构成巨大威胁。本文就房地产市场不景气情况下,对房地产企业现金流进行深入理解。
[Abstract]:The real estate industry is a capital-intensive industry, and its project development needs a lot of capital support. Under the favorable conditions of the real estate market, the project investment funds can be recovered quickly, and the balance of capital outflow and inflow can be realized in the cash flow. When the real estate market is depressed, with the deceleration of the sales speed of the real estate products and the decrease of the real estate price, the period of capital recovery of the enterprise is prolonged, the financial pressure of the enterprise is increased, and the subsequent development of the real estate product is more advanced. Even the production of enterprises poses a great threat. In this paper, the real estate market recession, the real estate enterprise cash flow in-depth understanding.
