智能楼盘管理系统的设计及实现

【摘要】:随着我国改革开放的不断深入,人民生活质量的提高和国民经济的快速提升,地产行业随之迅速发展壮大起来,目前已成为国民经济的重要组成部分。然而,经过市场调查发现,大部分中小房地产企业的楼盘管理还是通过人工完成。这种管理模式不但浪费了大量的人力、物力和财力,而且直接影响了房地产企业工作效率。随着计算机技术及网络技术的快速发展,利用先进的信息技术,结合房地产企业的自身管理模式,设计一套完整的楼盘管理系统,以提升楼盘管理的信息化程度,从而促进企业的业务协同,提升企业的工作效率,提高企业的竞争力,已成为房地产企业的必然选择。本论文首先介绍了房地产企业楼盘管理系统的现状和发展趋势,然后对楼盘管理软件开发过程中的几个关键技术进行了分析、探讨。文中重点介绍了基于Winform和Web Service智能楼盘管理系统的设计过程,主要包括需求分析、数据库设计、详细功能的设计过程等。本系统并不是单纯的C/S结构或B/S结构,而是结合C/S结构和Web Service技术,不仅可以实现在局域网下简单、高效、安全的操作,又可以通过Internet网络进行远程操作。本系统是基于某房地产企业的信息化建设项目而开发的,主要目的是提高企业的信息化管理水平,实现楼盘管理的规范化、科学化、信息化,为企业节省大量的人力、物力和财力,进一步提高楼盘管理水平,为企业领导的决策提供可靠的数据依据。该系统包括了楼盘销售和物业管理两大部分,其主要功能有系统管理、楼盘现场、物业现场、房产管理、物业管理、佣金管理、决策分析等。决策分析部分主要解决了楼盘售价区间预测的问题。由于数据存在相关性,因此采用因子分析方法对影响楼盘售价的24个因子提取5个综合因子,作为层次分析模型准则层的指标,将综合因子的贡献率转化为层次分析模型中准则层重要程度的度量尺度,避免了层次分析过于依赖人为主观设定权重的问题。智能楼盘管理系统采用SQL Server和Visual Studio.NET软件开发平台。本系统已于2012年8月开发完成,并通过了企业的审核,已经在企业的相关部门开始了应用,提高了楼盘管理的信息化水平。从系统运行情况来看,基本达到了预期的效果,本文提出的设计思想和实施方案已成功应用。
[Abstract]:With the deepening of China's reform and opening up, the improvement of people's quality of life and the rapid promotion of the national economy, the real estate industry has developed rapidly and has become an important part of the national economy. However, after market research, most of the small and medium-sized real estate enterprises through manual management. This management mode not only wastes a lot of manpower, material resources and financial resources, but also directly affects the efficiency of real estate enterprises. With the rapid development of computer technology and network technology, with the use of advanced information technology, combined with the management mode of the real estate enterprises, a set of complete real estate management system is designed to improve the information level of the real estate management. Therefore, it has become the inevitable choice for real estate enterprises to promote the business coordination, promote the efficiency of the enterprise and improve the competitiveness of the enterprise. This paper first introduces the current situation and development trend of the real estate enterprise real estate management system, and then analyzes and discusses several key technologies in the development of the real estate management software. This paper mainly introduces the design process of intelligent building management system based on Winform and Web Service, including requirement analysis, database design, detailed function design and so on. This system is not only simple, efficient and safe operation under LAN, but also can be operated remotely through Internet network. This system is not only simple, efficient and safe, but also combined with cas structure and Web Service technology. This system is based on the information construction project of a real estate enterprise, the main purpose is to improve the enterprise information management level, realize the standardization, scientific, informatization of the real estate management, and save a lot of manpower for the enterprise. Material and financial resources, further improve the level of property management, for enterprise leaders to provide reliable data basis for decision-making. The system includes two parts: real estate sales and property management. Its main functions include system management, property site, real estate management, property management, commission management, decision analysis and so on. The part of decision-making analysis mainly solves the problem of forecasting the price range of real estate. Because of the correlation of the data, the method of factor analysis is used to extract 5 comprehensive factors from the 24 factors that affect the sale price of real estate, which is used as the index of the criterion layer of the analytic hierarchy process (AHP) model. The contribution rate of the synthetic factors is transformed into a measure of the importance of the criterion layer in the analytic hierarchy process (AHP) model, which avoids the problem that the AHP depends too much on man-made subjective weight setting. Intelligent building management system uses SQL Server and Visual Studio.NET software development platform. The system has been developed and completed in August 2012, and has passed the audit of the enterprise. It has been applied in the relevant departments of the enterprise and improved the information level of the real estate management. From the point of view of the operation of the system, the expected effect has been basically achieved, and the design idea and the implementation scheme proposed in this paper have been successfully applied.
