陕西新联行房地产销售管理系统

【摘要】:近年来随着中国房地产行业的发展,房地产销售信息化也逐渐被各个房地产销售商所重视。在房地产销售过程中,需要针对不同的项目、楼盘、楼栋,以及销售过程中的不同的销售情形进行相应的服务,完成对销售对象基本信息的管理以及系统的维护,同时为决策层快速准确的提供整个公司的房产销售情况的统计,以作为其决策的参考依据。本系统主要是为了填补国内中小房地产公司的销售管理软件这块市场空白。因为现在一般都是大公司才使用销售管理软件,但软件功能多重视财务管理、后台销售数据,且费用昂贵,对于迫切需要规范、监督销售执行环节的中小公司来说,本系统的研发,将及时的满足他们的需要,因此,本系统将为中小公司在规范销售标准、提升销售效率、杜绝人为操作失误所带来的经济与品牌双重损失发挥核心关键作用。这也是研发本系统的主要创新点。结合当前国内中小房地产企业面临的普遍问题,再根据陕西新联行房地产公司的实际情况。本文在对房地产销售管理系统的业务需求分析基础之上,使用C#语言进行编写,采用客户机/服务器(C/S)模式,以SQLServer2005数据库作为后台数据支持,以统一建模语言UML来进行软件架构分析和建模。 本系统包括九个模块,分别是用户及权限管理、员工管理、客户信息管理、房产信息管理、销售管理、售后管理、财务管理、汇总统计以及帮助。本文重点阐述了房产信息管理、销售管理、汇总统计等模块的设计和实现。对这些模块的功能以及所涉及到的数据库进行了详细的讨论和设计,最后对其功能进行了全面的测试,使其达到规定的指标。本系统具有良好的人机交互,界面简洁大方,操作方便。对于中小房地产企业的发展必将起到促进作用。
[Abstract]:In recent years, with the development of China's real estate industry, real estate sales information has gradually been attached importance to by various real estate vendors. In the process of real estate sales, it is necessary to provide corresponding services to different projects, buildings, and different sales situations in the sales process, to complete the management of the basic information of the sales objects and the maintenance of the system. At the same time for the decision-making level to provide the real estate sales statistics of the whole company quickly and accurately, as a reference for its decision-making. This system is mainly to fill the domestic small and medium-sized real estate company's sales management software this market blank. Because now the sales management software is generally used by large companies, but the software functions attach more importance to financial management, backstage sales data, and high costs, for small and medium-sized companies that urgently need to regulate and supervise the sales execution link, to the small and medium-sized companies that are in urgent need of regulation, The research and development of this system will meet their needs in time. Therefore, the system will play a key role in standardizing sales standards, promoting sales efficiency and eliminating the double economic and brand losses caused by human error. This is also the main innovation in the development of the system. Combined with the current domestic small and medium-sized real estate enterprises are faced with common problems, and then according to the actual situation of Shaanxi XinlianBank real estate company. Based on the analysis of the business requirements of the real estate sales management system, this paper uses C # language to write it, adopts the client / Server (C / S) mode, and uses SQLServer2005 database as the backstage data support. The unified modeling language UML is used to analyze and model the software architecture. The system consists of nine modules: user and authority management, employee management, customer information management, real estate information management, sales management, after-sale management, financial management, summary statistics and help. This paper focuses on the design and implementation of real estate information management, sales management, summary statistics and other modules. The functions of these modules and the database involved are discussed and designed in detail. Finally, the functions of these modules are tested in an all-round way, so that they can reach the prescribed targets. This system has the good human-computer interaction, the interface is simple and generous, the operation is convenient. For the development of small and medium-sized real estate enterprises will play a role in promoting.
