基于GIS的城市地价动态监测系统的设计与实现

【摘要】：土地市场作为我国国土资源配置的基本手段,已在各个城市全面展开。国家为充分利用土地市场,推动经济快速发展,正逐步建立完善的城市地价监测体系。在传统地价监测工作中,监测资料管理混乱、组织协调差,导致地价监测体系建设周期长、资源利用率低等问题。随着计算机网络和图形技术的日趋成熟,GIS(地理信息系统)得到了广泛的关注和飞速发展。通过利用GIS技术,不仅可以进行地理数据的显示、编辑、制图,还能实现空间分析、拓扑运算、三维展示分析等功能,GIS技术正渗入到人们生活的各个领域中。本文通过分析城市地价监测的内容及国内外的现状,运用ArcObjects组件技术、关系型数据库、SDE引擎技术设计开发基于GIS的城市地价动态监测系统。论文的主要研究内容及成果如下：(1)通过查阅相关文献,研究城市地价监测体系的工作内容包括监测点设立及维护、地价评估方法、地价监测指标测算等,为地价监测系统的设计实现提供理论依据。(2)分析地价监测管理系统涉及的关键技术,研究COM组件的通信原理及调用机制；通过运用ArcSDE引擎技术,实现空间数据的多用户编辑和版本控制；研究FTP文件传输协议的工作流程,利用第三方软件Serv-U部署FTP服务器,实现远程文件传输功能；利用.NET反射机制设计系统的框架结构,实现插件式的GIS应用开发。(3)依据地价监测体系的内容,分析系统的数据和功能需求,采用分层的思想划分系统的功能模块；研究数据库的设计准则,分析地价数据库的逻辑结构,依据关系数据库模型构建完善的城市地价监测数据库。(4)基于ArcObjects for.NET SDK完成城市地价监测系统的开发。该系统初步完成了地价监测体系中的内容,为国土资源部门科学管理地价资料提供了帮助,对城市地价信息的透明化、公开化有积极的影响,在实际生产中有一定的使用价值。
[Abstract]:The land market, as a basic means of allocating land and resources in our country, has been launched in all cities. In order to make full use of the land market, the country will promote the rapid development of the economy. In the traditional land price monitoring work, the monitoring data management is confused and the organization coordination is poor, resulting in a long construction period of the land price monitoring system. With the development of computer network and graphics technology, GIS (Geographic Information system) has been widely concerned and developed rapidly. By using GIS technology, not only the geographic data can be displayed, edited and mapped, but also the data can be displayed, edited and mapped. It can also realize the functions of spatial analysis, topological operation, three-dimensional display analysis and so on. This paper analyzes the content of urban land price monitoring and the present situation at home and abroad, and applies ArcObjects component technology, through analyzing the content of urban land price monitoring and the present situation at home and abroad. The dynamic monitoring system of urban land price based on GIS is designed and developed by using relational database engine. The main contents and results of this paper are as follows: 1. The contents of the study on the monitoring system of urban land price include the establishment and maintenance of monitoring points, the evaluation method of land price, the measurement of land price monitoring index, etc. It provides a theoretical basis for the design and implementation of land price monitoring system. It analyzes the key technologies involved in the land price monitoring management system, studies the communication principle and transfer mechanism of COM components, and applies the ArcSDE engine technology. To achieve multi-user editing and version control of spatial data; to study the workflow of FTP file transfer protocol; to deploy FTP server with third-party software Serv-U; to realize remote file transfer function; to design the framework of the system by using .NET reflection mechanism. According to the content of the land price monitoring system, analyzing the data and functional requirements of the system, dividing the function module of the system with the idea of stratification, studying the design criterion of the database, The logical structure of land price database is analyzed, and a perfect monitoring database of urban land price is constructed according to the relational database model. The development of urban land price monitoring system based on ArcObjects for.NET SDK is completed. The system has preliminarily completed the content of land price monitoring system. It provides the help for the land resources department to manage the land price data scientifically. It has a positive influence on the transparency and openness of the urban land price information and has certain use value in the actual production.
