【摘要】:房地产项目成本控制,是投资主体对项目成本进行系统规范的控制管理,运用成本控制的方法和切实可行的管理方法,对整个项目工程建设过程中进行计划、组织、监督、控制和协调,确保整个房地产项目的质量、进度工期、施工安全、投资目标的实现。成本控制是房地产项目管理中获取经济效益的重要环节,控制好成本可以提高房地产企业的市场竞争力。本文以星浩资本开发的NT房地产开发项目作为主要研究对象,利用当前主流的房地产项目管理及成本控制理论,从房地产项目现场施工管理以及项目成本控制过程两方面对房地产项目管理及成本控制理论进行论述。同时按照房地产项目工作流程,将项目分为决策和实施两大阶段,分别从项目投资机会研究、土地竞买、项目决策、前期筹备、规划设计、施工及营销阶段的成本控制进行说明,以整个项目全过程成本进行控制为重点内容,对上述各个阶段提出成本控制的方法、措施。通过房地产开发企业各个阶段成本的动态控制,降低项目工程成本,并进一步总结项目成本控制的经验,针对当前成本控制存在的问题提出解决的对策,从而增强房地产开发企业的核心竞争力。
[Abstract]:The real estate project cost control is the investment main body carries on the system standard to the project cost control management, uses the cost control method and the feasible management method, carries on the plan to the entire project construction process. Organization, supervision, control and coordination to ensure the quality of the whole real estate project, schedule, construction safety, the realization of investment goals. Cost control is an important part of real estate project management to obtain economic benefits. Good cost control can improve the market competitiveness of real estate enterprises. This paper takes the NT real estate development project developed by Xinghao Capital as the main research object. Using the current mainstream real estate project management and cost control theory. This paper discusses the theory of real estate project management and cost control from two aspects of real estate project site construction management and project cost control process. At the same time, according to the real estate project work process. The project is divided into two stages of decision-making and implementation, respectively from the project investment opportunity research, land bidding, project decision-making, pre-preparation, planning and design, construction and marketing stages of cost control to explain. Taking the whole project cost control as the key content, the paper puts forward the cost control methods and measures to reduce the project project cost through the dynamic control of the cost in each stage of the real estate development enterprise. Furthermore, this paper summarizes the experience of project cost control, and puts forward some countermeasures to solve the problems existing in cost control, so as to strengthen the core competitiveness of real estate development enterprises.
