东城明珠房地产开发项目成本管理研究

【摘要】:自改革开放以来,我国房地产行业经历了很大的发展,其面临的经济环境和社会环境已经发生了很大的变化,传统的成本管理思想也日益越显得落后,难以适应新的经济形势的发展。近几年,我国房地产行业进入了新的调整期,世界经济还没有完全摆脱金融危机的影响,国家又收紧银根,使得信贷资金更是捉襟见肘,因此,房地产开发项目的成本管理愈发的重要。 企业进行项目开发的最终目的是为获得最大的经济效益,而成本控制正是提高企业经济效益的重要手段。因此必须对项目开发成本进行有效的控制和管理,通过降低成本取得竞争优势,使企业成本能够低于行业平均水平。 本文选取东城明珠房地产项目进行成本管理研究,理论与实际相结合,因此该研究具有很深的现实意义。 本文把东城明珠房地产项目作为主要的研究对象,将其与房地产项目成本管理的现代理论进行结合,并融合了自身从事房地产项目管理的一些经验与体会,从房地产项目的施工建设成本估算、施工中的成本控制及成本考核等方面对房地产项目管理进行了论述。 在对项目进行分析之后,总结了东城明珠项目成本管理存在的问题及成因,针对项目的成本超支提出项目成本管理体系的设想。在项目成本管理体系的设计部分,本文依次从成本估算、成本预算、成本考核、成本控制角度进行了研究,最后给出确保东城明珠项目成本管理能够顺利实施的保障措施。 本文通过分析东城明珠项目中各种因素对房地产项目成本管理影响的研究,建立了一套项目成本管理和控制的体系,希望能够提升成本管理的水平并提供参考与借鉴。
[Abstract]:Since the reform and opening up, China's real estate industry has experienced great development, its economic and social environment has undergone great changes, the traditional idea of cost management has become increasingly backward. It is difficult to adapt to the development of the new economic situation. In recent years, the real estate industry of our country has entered a new period of adjustment. The world economy has not completely escaped the influence of the financial crisis, and the country has tightened the monetary resources again, making the credit fund even more stretched. Therefore, The cost management of real estate development project becomes more and more important. The ultimate purpose of enterprise project development is to obtain the maximum economic benefits, and cost control is an important means to improve the economic efficiency of enterprises. Therefore, it is necessary to control and manage the project development cost effectively, and obtain the competitive advantage by reducing the cost, so that the enterprise cost can be lower than the average level of the industry. This paper chooses Dongcheng Mingzhu real estate project to carry on the cost management research, the theory and the practice unifies, therefore this research has the very deep realistic significance. This paper takes the Dongcheng Mingzhu real estate project as the main research object, combines it with the modern theory of the real estate project cost management, and integrates some experience and experience in the real estate project management. This paper discusses the management of real estate project from the aspects of construction cost estimation, construction cost control and cost assessment. After analyzing the project, this paper summarizes the existing problems and causes of cost management in Dongcheng Mingzhu project, and puts forward the assumption of project cost management system in view of the cost overrun of the project. In the design part of the project cost management system, this paper studies the cost estimation, cost budget, cost assessment and cost control in turn, and finally gives the guarantee measures to ensure the smooth implementation of the project cost management in Dongcheng Mingzhu project. By analyzing the impact of various factors on the cost management of real estate projects in Dongcheng Pearl Project, this paper sets up a set of project cost management and control system, hoping to improve the level of cost management and provide reference and reference.
