四平市万和世家小区开发项目成本管理改进研究

【摘要】:影响一个房地产开发项目成功与否的因素有很多,其中成本管理是各环节中非常重要和关键的一环,科学合理地控制好房地产开发项目的成本和费用,是当下房地产开发项目能够获得最大化利益,并且最终能够逐步实现开发项目的成功和发展的最根本保证。负责房地产开发项目的企业在现阶段同行业激烈的市场竞争和国家总体紧缩的房地产调控政策的影响下,要想取得理想化的经济效益,并且实现房地产开发项目利润的最大化,就必须充分地把工作重心向内转移,从源头上降低开发成本,进而加强成本管理与控制。本文以四平市万和世家小区开发项目为研究对象,首先对论文整体的有关研究背景、理论意义与现实意义、国内外相关研究现状、具体的研究内容与方法以及论文的创新之处进行了综合阐述,并基于房地产开发项目的概念、房地产开发项目成本的构成、房地产开发项目成本管理的界定及原则等相关理论,对四平市万和世家小区开发项目成本管理的现状进行了分析,找出该项目成本管理存在的问题以及成本管理存在问题的成因,进而提出四平市万和世家小区开发项目成本管理改进方案的设计目标、原则,并且从开发设计、招投标、施工、竣工验收四个阶段分别提出具体的成本管理改进方案,同时对改进方案的实施提出制度、信息化、人力资源三个方面的保障,最后提出研究结论和展望,对论文进行全面性总结。
[Abstract]:There are many factors that affect the success of a real estate development project, in which cost management is a very important and key link in each link, scientifically and reasonably control the costs and costs of real estate development projects. Is the real estate development project can get the maximum benefit. And finally can gradually realize the success of the development project and the most fundamental guarantee of development. The enterprise in charge of the real estate development project in the present stage with the industry fierce market competition and the national overall tightening of real estate regulation and control policy shadow. Ring down. In order to achieve the ideal economic benefits and realize the maximum profits of real estate development projects, we must fully shift the focus of work inward, and reduce the development costs from the source. Then strengthen the cost management and control. This paper takes the Siping Wanhe Shijia development project as the research object. First of all, the whole research background, theoretical and practical significance, domestic and foreign related research status. The specific research content and method as well as the innovation place of the thesis have carried on the synthesis elaboration, and based on the real estate development project concept, the real estate development project cost constitution. The definition and principle of real estate development project cost management and other relevant theories, Siping City Wanhe Shijia development project cost management of the status quo is analyzed. Find out the project cost management problems and the causes of the cost management problems, and then put forward the Siping City Wanhe Shijia development project cost management improvement project design objectives, principles, and from the development design. Four stages of bidding, construction, completion and acceptance of the proposed specific cost management improvement plan, at the same time, the implementation of the improvement scheme proposed system, information, human resources three aspects of security. Finally, the conclusion and prospect of the research are put forward, and the comprehensive summary of the thesis is given.
