【摘要】：摘要：随着专业化分工的细化,越来越多的市场主体参与房地产开发活动并从中获利,同时也使得开发活动中的交易成本增加,并提升了房地产价格。面对居高不下的房价,普通居民只能“望楼兴叹”,高额的房价已经远远超出了一般家庭的购买能力。从长期来看,稳定房地产价格,需要从房地产价格本身的成本入手,探讨房价上涨的真正原因。只有控制住各个成本因素,才能从根本上稳定房地产价格。基于此,本文从房地产开发的成本角度来分析,重点探究通常被人们忽视的交易成本对房价的影响作用。本文首先在国内外不同学者对交易成本定义的基础上,结合我国房地产开发的现状以及本文研究的主要内容,定义了本文所研究的交易成本,并细化了房地产开发交易成本的内容。然后,立足于房地产开发交易成本的来源主体,分别论述了开发商与政府、金融机构、建设相关单位和消费者四部分的交易成本决定因素及其带来的影响。房地产开发交易成本的决定因素放大了交易成本,进而影响房地产价格。本文从交易成本角度解释了房地产价格的构成,并借助于博弈论的分析方法,研究交易成本对房价的影响作用。最后,探讨了有效降低房地产开发交易成本的方法和途径。分别从规范地方政府的行为、健全房地产融资市场、规范建筑主体的行为、健全房地产开发环境四个方面提出降低房地产开发交易成本的具体举措,为房地产开发活动提供实践指导作用。
[Abstract]:Absrtact: with the specialization of the division of labor, more and more market participants participate in the real estate development activities and profit from them, and at the same time, the transaction costs in the development activities increase. From the perspective of the cost of real estate development, this paper focuses on the impact of transaction costs, which are often ignored by people, on housing prices. Firstly, based on the definition of transaction cost by different scholars at home and abroad, combined with the current situation of real estate development in China and the main content of this study, this paper defines the transaction cost studied in this paper. Then, based on the source of the transaction cost of real estate development, the author discusses the developers, the government and the financial institutions respectively. The determinants of transaction costs and their impact on the construction of relevant units and consumers. The determinants of transaction costs of real estate development magnify transaction costs. This paper explains the composition of real estate price from the angle of transaction cost, and studies the effect of transaction cost on real estate price by means of game theory. This paper discusses the ways and means to effectively reduce the transaction cost of real estate development, respectively from standardizing the behavior of local government, perfecting the real estate financing market, and standardizing the behavior of the main body of construction. In order to provide practical guidance for real estate development activities, four aspects of improving the real estate development environment are put forward to reduce the transaction cost of real estate development.
