山东省房地产业可持续发展研究

【摘要】:房地产业是我国的基础性产业,关系到国家的经济命脉,深刻影响着社会的稳定和发展。区域经济对房地产业的发展有着较强的推动作用,房地产业表现出很强的区域性。房地产业具有极强的产业带动性,与其相关的产业众多,在地方经济中的占据重要地位。当前我国正处于全面深化改革的攻坚期,经济转型处于重要关口,经济结构调整进一步加深,国民经济的增长速度放缓,此时国家对于经济发展的质量有着较高的要求。这使得对区域房地产业的发展,特别是可持续发展进行研究十分必要。山东省房地产业从1998年开始,逐步实现了房地产的商业化,进入了快速发展阶段,,为山东省的经济增长起到了强大的带动作用。但也出现了房价增长过快、泡沫问题等这种反对的声音。因此,研究山东省的房地产业可持续发展就具有着重要的现实意义和理论意义,山东省房地产业可持续发展成为本文研究内容。 本文通过分析与房地产业发展相关的理论,尤其是与可持续发展方面的理论,总结出房地产业可持续发展的内涵,分别从发展后劲、发展协调、发展危机三个角度进行了阐述。据此本文选择设计与之相关的12个指标,构建了房地产业可持续发展的指标体系。运用主成分分析法对指标进行了分析,结合正态分布理论对房地产业可持续发展进行评价。本文依据山东省2003年至2012年的省域的房地产业的基本数据进行分析,结合各地市的数据进行了差异分析,得出制约山东省房地产业发展的因素。最后针对性的提出了促进山东省房地产业可持续发展的对策。 论文的主体分为六个部分:第一部分是国内外关于房地产业可持续发展方面的文献综述;第二部分是房地产业与可持续发展相关内涵和理论的阐述;第三部分是对山东省房地产业的概况分析,运用描述性统计方法分析了山东省房地产业的发展历程、发展现状和特点;第四部分运用因子分析模型,采用了主成分分析法分析了山东省2003年至2012年房地产业可持续发展的状况,运用正态分布的原则将山东省房地产业划分了稳定发展期(2003年至2007年)、波动期(2008年至2010年)、优化期(2011年至2012年)三个发展阶段,然后又使用2012年的数据,对山东省17地市的房地产业可持续发展进行了差异分析,研究了当前各地市之间的区域差异;第五部分结合前文的定性和定量分析,对山东省房地产业可持续发展的制约因素进行了分析,主要有商品住房价格、房地产开发结构、房地产贷款融资、商品房空置、区域差异;第六部分针对山东省房地产业可持续发展存在的问题,提出了完善和促进山东省房地产业可持续发展的对策:一是贯彻可持续发展的理念、完善土地供给政策,二是完善房地产金融机制、保障房地产融资,三是优化房地产供应结构、加快住房保障体系建设,四是与经济发展水平相适应、降低房屋空置。
[Abstract]:The real estate industry is the basic industry of our country, relates to the national economic lifeline, deeply affects the social stability and the development. The regional economy has the strong promotion function to the real estate industry development. The real estate industry shows a strong regional. The real estate industry has a strong industrial belt, and its related industries are numerous. At present, our country is in the period of comprehensively deepening the reform, the economic transformation is at an important point, the economic structure adjustment is further deepened, and the growth rate of the national economy is slowing down. At this time, the country has higher requirements for the quality of economic development, which makes the development of regional real estate industry, especially sustainable development, is very necessary. Shandong Province real estate industry began in 1998. Gradually realized the commercialization of real estate, entered the stage of rapid development, for the economic growth of Shandong Province has played a strong role in driving, but there is also a rapid increase in house prices. Therefore, it is of great practical and theoretical significance to study the sustainable development of the real estate industry in Shandong Province, and the sustainable development of the real estate industry in Shandong Province has become the content of this paper. By analyzing the theories related to the development of the real estate industry, especially the theory of sustainable development, this paper summarizes the connotation of the sustainable development of the real estate industry. Based on the analysis of 12 indexes related to the development crisis, this paper constructs the index system of the sustainable development of real estate industry, and analyzes the indicators by principal component analysis (PCA). Based on the theory of normal distribution to evaluate the sustainable development of real estate industry, this paper analyzes the basic data of the real estate industry in Shandong province from 2003 to 2012. Based on the analysis of the difference between different cities and cities, the factors restricting the development of the real estate industry in Shandong Province are obtained. Finally, the countermeasures to promote the sustainable development of the real estate industry in Shandong Province are put forward. The main body of the thesis is divided into six parts: the first part is a literature review on the sustainable development of real estate industry at home and abroad; The second part is the real estate industry and the sustainable development related connotation and the theory elaboration; The third part is to analyze the general situation of the real estate industry in Shandong Province, using descriptive statistical method to analyze the development process, development status and characteristics of the real estate industry in Shandong Province. The 4th part uses the factor analysis model and the principal component analysis method to analyze the situation of the real estate industry sustainable development from 2003 to 2012 in Shandong Province. According to the principle of normal distribution, the real estate industry of Shandong Province is divided into stable development period (2003 to 2007) and fluctuation period (2008 to 2008). The optimization period (2011 to 2012) of the three stages of development, and then using 2012 data, 17 cities in Shandong Province for the sustainable development of the real estate industry difference analysis. The regional differences between different cities and prefectures are studied. Part 5th combined with the previous qualitative and quantitative analysis of the real estate industry in Shandong Province, the constraints of sustainable development are analyzed, mainly commodity housing prices, real estate development structure, real estate loan financing. Vacant commercial housing, regional differences; In view of the problems existing in the sustainable development of the real estate industry in Shandong Province, the 6th part puts forward the countermeasures to perfect and promote the sustainable development of the real estate industry in Shandong Province: first, to carry out the concept of sustainable development and to perfect the policy of land supply. The second is to perfect the real estate financial mechanism to ensure the real estate financing, the third is to optimize the real estate supply structure, to speed up the construction of housing security system, and the fourth is to adapt to the level of economic development and reduce the housing vacancy.
