【摘要】:中国近些年来能在世界经济形势并不乐观的情况下仍然保持快速的增长,房地产行业的发展起到了巨大的作用,,房地产的迅猛发展为投资者提供了巨大的投资机会。投资的第一步就是对项目进行评估,以便确定投资这个项目是否有利可图。房地产的价值评估是一种广义上的“定价”,与一般意义的定价存在着本质上的区别。房地产价值评估是提供关于房地产价值的参考依据,为投资者的判断或决策提供专业的参考意见。通常意义上的定价是通过相关投资者的行为所决定,诸如买卖双方的讨价还价。房地产价值评估则是通过深入调查、科学的分析与计算,把客观的房地产价值揭示出来。 本文主要采用特征价格模型(Hedonic)进行房地产价值评估。因为房地产价格影响因素众多而复杂,需要进行分类。本文将房地产价格影响因素分为房地产结构属性、房地产邻里和区位属性以及空间效应。倘若房地产资产样本是相互关联的,那么单由房地产的属性和特征对房地产进行价值评估所得到的结果将是有偏误的。因此本文特别考虑了房地产相互之间的空间效应对于房地产价值评估的影响。 本文的工作在于,通过分析讨论了各种与房地产相关的因素对于房地产价格的影响,特别通过空间误差模型研究了房地产相互之间的空间效应。针对各个因素对房价的影响给出了相应的解释与分析。本文首先通过特征价格模型讨论了房地产结构属性对其价格的影响。接着在此基础上分析了邻里和区位属性对于房地产价格的影响。最后研究了房地产相互之间的空间效应对于房地产价值评估的影响。依据此研究思路以及本文研究结论,本文认为虽然尽可能全面的分析各种因素可以减少遗漏变量的影响。但是在处理空间效应相关的遗漏变量上,空间误差模型的效果更好。
[Abstract]:China has been able to maintain rapid growth while the world economic situation is not optimistic in recent years, the development of the real estate industry has played a huge role. The rapid development of real estate provides huge investment opportunities for investors. The first step in investment is to evaluate the project. To determine whether it is profitable to invest in the project. The valuation of real estate is a "pricing" in a broad sense. There is an essential difference between real estate valuation and general pricing. Real estate valuation is a reference for real estate value. To provide a professional reference for investors to judge or make decisions. Usually pricing is determined by the behavior of the investors concerned. Such as bargaining between buyers and sellers. Real estate value evaluation is through in-depth investigation, scientific analysis and calculation, to reveal the objective value of real estate. This article mainly uses the characteristic price model (Hedonic) to carry on the real estate value appraisal, because the real estate price influence factor is numerous and complex. Need to be classified. This paper divides real estate price factors into real estate structure attributes, real estate neighborhood and location attributes and spatial effects. If real estate asset samples are interrelated. Therefore, the effect of spatial effect of real estate on real estate value evaluation is considered in this paper. The work of this paper is to analyze and discuss the impact of various factors related to real estate prices. In particular, the spatial effect of real estate is studied by spatial error model, and the corresponding explanation and analysis of the influence of various factors on house price are given. Firstly, this paper discusses the real estate structure through the characteristic price model. Then the influence of neighborhood and location attribute on real estate price is analyzed. Finally, the influence of spatial effect of real estate on real estate value evaluation is studied. This research train of thought and the conclusion of this paper. This paper holds that although the influence of missing variables can be reduced by analyzing all kinds of factors as comprehensively as possible, the spatial error model is more effective in dealing with the missing variables related to spatial effects.
