【摘要】:资本所有者将其资本投入到房地产业,以期在未来获取预期收益的一种经济活动叫做房地产投资。如何准确的评价房地产投资环境,正确的选择房地产的投资区域,从而规避投资风险对房地产企业来说具有一定的现实意义与研究价值;同时正确的评价房地产投资环境对于投资地切实改善自身投资环境也具有至关重要的意义。基于投资者的视角,本文首先论述了房地产业投资环境研究的意义,综述了国内及国外的相关研究成果。其次根据房地产业投资环境理论,分析影响房地产投资的主要环境因素,得出了影响房地产投资环境的六大因素(自然社会环境、市场环境、经济环境、金融环境、消费环境、基础设施环境),以此建立较为科学合理的房地产业投资环境评价指标体系,为全面评价城市房地产投资环境状况提供了一个平台和框架。最后分析了常用的房地产业投资环境研究方法,选用统计学中的熵值法、聚类分析法来进行定量分析与评价,构建了以熵值法和聚类分析法为主的房地产投资环境综合评价模型。本文以河北省的11个城市区域作为本文讨论的平台,以2015年的数据为研究对象,运用熵值法对河北省11个城市房地产投资环境进行综合评价,得到河北省的城市的房地产业投资环境综合得分和排名,然后分析了各个区域投资环境的特征,为以后投资环境的改进和提高指明了方向,接着又运用聚类分析法对熵值法初步结果进行分析,给出了河北省城市的等级划分,最终将其划分为五类投资区域,透彻的研究了各城市房地产投资的状况,评价了河北省11个城市房地产的投资环境,进而提出了将来的努力发展的方向,为河北省11个城市改善房地产投资环境提供决策的信息,也为房地产投资商的城市区域选择提供现实理论依据。
[Abstract]:The owners of capital to the real estate industry will be the capital investment, a kind of economic activity in order to obtain the expected return in the future is called real estate investment. How to evaluate the investment environment of real estate, the right choice of real estate investment in the region, so as to avoid investment risk has certain practical significance and research value of real estate enterprises at the same time; the correct evaluation of the real estate investment environment for investment to improve its investment environment also has the vital significance. From the perspective of investors, the real estate investment environment research first discusses the significance of this paper, summarizes the relevant research results at home and abroad. Secondly, according to the real estate investment environment theory, the main environmental impact analysis the real estate investment factors, the six factors affecting the real estate investment environment (natural and social environment, market environment, economic environment, financial ring Environment, consumption environment, infrastructure environment), in order to establish real estate investment environment evaluation index system more scientific and reasonable, providing a platform and framework for the comprehensive evaluation of city real estate investment environment. Finally analyzes the investment environment of real estate industry commonly used research methods, using entropy method in statistics, clustering the analysis method for the quantitative analysis and evaluation, constructed a comprehensive evaluation with entropy method and cluster analysis method of real estate investment environment model. Based on the 11 city area of Hebei Province as the platform, based on the data of 2015 as the research object, using the entropy method for the comprehensive evaluation of Hebei province 11 city housing the real estate investment environment, comprehensive score of Hebei Province, the city's real estate investment environment and ranking, and then analyzed the characteristics of the regional investment environment, improve the investment environment for the future And points out the direction of improving, then use clustering analysis on the entropy method preliminary results, given a hierarchy of Hebei City, eventually it will be divided into five types of investment area, a thorough study of the real estate investment in each city situation, evaluation of the 11 city real estate investment environment in Hebei province. Then put forward the future direction of development, to provide decision-making information for the 11 city in Hebei province to improve the investment environment of real estate, also city area selection for real estate investment companies provide a realistic theoretical basis.
