【摘要】:现如今,我国房地产市场不断的发展与扩大,房地产的交易数量也越来越多,如何合理确定房地产的客观价值已经逐渐称为日常生活着不可或缺的一项技术工作。房地产估价中市场比较法应用广泛,它能直观的反映房地产市场状态,但是我国房地产估价在理论研究上一定程度滞后于发展快速的房地产市场和实践需要,市场比较法法的运用还处于探索阶段,主要是学习西方国家和地区的估价方法,因此,科学运用市场比较法对于完善我国房产估价有着众大的意义。 本文从一个估价案例出发,说明了如何运用市场比较法来评估房产的价格,介绍了市场比较法中可比实例的选取,因素的调整,假设条件和限制,,价格求取方法等,并在此过程中总结出了在我国应用中市场法存在的问题。估价人员对于可比实例选择的主观随意性,以及修正影响因素的主观性等都是急需寻找科学合理估价模型来解决的问题。随后,在市场比较法中应用模糊数学,借用模糊数学的隶属原则和择近原则,建立恰当的数学模型,选取恰当的可比实例,求取待估房产的价格,并比较了修正前后的市场比较法的精度,说明了该模型的可行性。
[Abstract]:At present, China's real estate market development and expansion, the number of real estate transactions are more and more, how to reasonably determine the objective value of real estate has been known as a technique of daily life indispensable. In the market comparison method is widely used in real estate appraisal, it can reflect the real estate market however, China's real estate valuation in theory to a certain extent lags behind the rapid development of the real estate market and the needs of practice, use the market comparison method is still in the exploratory stage, mainly the study of valuation methods, western countries and regions, therefore, scientific application of market comparison method to improve China's real estate valuation with the of great significance.
This article from a valuation case the author illustrates how to use the market comparison assessment of real estate prices, the market comparison method in the comparable selection, factor adjustment, assumptions and constraints, for the price, and in the process, summed up the existing market method in application in our country the problem for the comparable valuation. Selection of subjective factors, and modified the subjectivity is the urgent need to find a scientific and reasonable valuation model to solve the problem. Then, the application of fuzzy mathematics in the market comparison approach, using fuzzy mathematics membership principle and choose the principle of establishing an appropriate mathematical model, select the appropriate comparable examples, calculate the estimated real estate prices, and compared before and after the amendment of the market comparison accuracy, illustrates the feasibility of the model.
