【摘要】:房地产行业是典型的资金密集型产业,在土地的取得和开发以及商品房的销售环节中需要大量的资金投入,资金是房地产企业的生命线,而获取资金的融资能力则更是关乎到企业能否在激烈的市场竞争中存活。虽然近年来我国房地产企业发展迅速,房地产企业项目开发的资金不断增加,但是总体来说,房地产企业融资渠道比较单一且有限,且主要依赖于银行贷款,这使得房地产企业的融资风险和压力不断加大。不断拓展融资渠道,创新融资模式是房地产企业健康发展的必然要求。由于XY房产在区域以及行业中具有典型性和代表性,具有很高的研究价值,为此,本文以沿海城市区域性房地产代表企业山东日照XY房地产开发有限公司的融资模式为核心和研究对象,探寻XY房产公司在融资中存在的问题和形成的原因,并提出相关建议和措施。并且对XY房地产公司的融资模式存在的问题和原因进行了分析,得出了XY房地产公司目前存在的融资问题主要有:银行贷款仍然是XY房地产的主要融资渠道,自有资金不足,外部融资所占融资构成过低,内部融资所占比例过大。导致此类问题的原因是:融资品种相对单一,融资成本高,直接融资难,核心竞争优势缺乏,内部融资主导等。通过对XY房地产融资现状和融资渠道的分析,为创新XY房产融资渠道指明了方向且奠定了基础。山东日照XY房产公司作为一级房地产开发公司,开发实力雄厚、人才队伍精良、有良好的品牌形象和丰富的土地储备资源,同时,XY公司是获得中国房地产研究会、中国房地产业协会授予的AAA级信用企业,为山东日照唯一获此殊荣的企业。本文通过对山东日照房地产市场中具有代表性的XY房地产开发有限公司的融资问题进行剖析,在改进XY房产公司融资能力,为其提供更多更广的融资渠道和有益的借鉴的同时,也为具有类似问题的房产企业融资模式的改进和创新提供有益借鉴。围绕研究目标,本文分为六个部分。第一部分为绪论,首先介绍了研究背景和研究意义,其次分析和回顾了相关文献和房地产融资理论基础,包括国外房地产融资研究和我国房地产融资研究、房地产融资的基本概念和特征,在此基础上说明研究方法和研究内容。第二部分为房地产融资理论概述,分析了房地产融资的基本概念以及融资的主要途径,对房地产企业的主要融资途径,从内部和外部两个方面进行了论述。第三部分为XY房地产公司融资渠道分析,本部分介绍了公司概况,重点对公司的房地产融资模式进行了深入分析。第四部分为XY房地产公司融资存在的问题与原因,对XY房地产公司在融资过程中存在的问题进行剖析,找出了产生XY房产融资问题的内因和外因。第五部分为XY房地产公司融资问题改进的措施和建议,主要对XY房地产公司的融资模式提出了有针对的建议、主要有发展多元化融资模式、创新融资途径、优化融资结构等措施以及建议。第六部分为总结和展望,对已有的研究进行总结,同时指出论文研究的不足,并对房地产融资发展趋势作出基本的展望。
[Abstract]:The real estate industry is a typical capital intensive industries, need to invest a lot of money selling links in the acquisition and development of land and real estate, capital is the lifeblood of the real estate business, and access to capital financing ability is related to the survival of the enterprises in the fierce market competition. Although in recent years the development of China's real estate enterprises rapidly, the real estate project development enterprise funds continue to increase, but overall, the financing channels of real estate industry is relatively simple and limited, and mainly rely on bank loans, which makes the real estate enterprise financing risk and increasing pressure. Continue to expand financing channels, financing mode innovation is the inevitable requirement of healthy development the real estate enterprises. Because the XY property is typical and representative in the region and in the industry, has a very high research value, therefore, the coastal city of regional housing Real estate on behalf of enterprises in Shandong Rizhao XY real estate development company financing mode as the core and the object of study, explore the XY real estate company financing problems and reasons, and puts forward relevant suggestions and measures. The problem and reason of the XY Real Estate Company financing mode are analyzed, the problem of financing at present the presence of XY Real Estate Company are: bank loans are still the main financing channel of XY real estate, the lack of its own funds and external financing, financing for a low proportion of internal financing is too large. The causes of these problems are: financing varieties is relatively simple, the high cost of financing, direct financing, lack of core competitive advantage. The leading internal financing. Through analysis of the current situation of real estate financing and financing channels XY, XY real estate financing channels for innovative direction and laid the foundation for Shandong sunshine X. According to the research objectives, this paper is divided into six parts. The third part is the analysis of XY Real Estate Company financing channels, this part introduces the general situation of company, focus on the analysis of the company's real estate financing mode. The fourth part is the existing problems and the reasons of XY Real Estate Company financing, to exist in the process of financing XY Real Estate Company to analyze the question, to find out the internal and external financing problems. The fifth part is the XY real estate financing Real Estate Company XY improvement The measures and suggestions, mainly on the XY Real Estate Company financing mode puts forward suggestions, the main development of diversified financing mode innovation, financing channels, optimize financing structure and other measures and suggestions. The sixth part is the summary and outlook, the existing research is summarized, and points out the limitations of the research, and make the basic outlook on the real estate financing trends.
