【摘要】:连续几年的调控,房地产市场的调整逐渐从大中城市向小城市扩散,三线城市房地产市场发展面临新的挑战。另一方面,经过最近16年来的高速发展,我国房地产一、二线城市房地产业成熟度的增加和房地产市场的饱和,三线城市已经逐渐成为房地产业开发的新兴战场,如何避免三线城市盲目跟从一、二线城市房地产发展的老路,实现三线城市房地产市场的可持续发展是非常值得关注的问题。为深入了解我国三线城市房地产市场可持续发展水平现状以及发展前景,本文研究了浙江桐乡市的房地产市场可持续发展问题,得到了一些重要的结论。第一,本文深入了解我国房地产市场发展背景以及三线城市房地产市场发展现状,全面梳理并学习与我国房地产市场和可持续发展有关的理论方法以及文献分析成果,形成一套较为完整系统的房地产市场发展理论体系及文献综述。在以上研究的基础上,本文对桐乡市房地产市场可持续发展现状进行深入挖掘发现:从房价来看,桐乡市房地产价格较周边城市房价波动相对滞后,对政府关于房地产政策的敏感程度较低;从土地资源利用来看,桐乡市限制中心城区建设用地的开发,以确保耕地农田的保有量;从房地产供需状况来看,桐乡市2013年房地产供需较平衡,但2014年房地产供大于求;从房地产市场现状来看,桐乡市房地产市场二手房月成交套数多于商品房,但销售价格却不低于商品房价格。第二,本文在充分了解我国房地产发展背景和国内外房地产可持续发展理论和桐乡市房地产市场可持续发展现状的基础上,得出影响桐乡市房地产市场可持续发展关键因素主要有:经济因素、资源环境因素、社会因素、科教因素和制度因素,从以上五个方面构建桐乡市房地产市场可持续发展水平评价指标体系,进而优选指标赋权方法和综合评价模型进行综合评价。第三,针对桐乡市房地产市场可持续发展评价结果,对桐乡市房地产市场可持续发展趋势及未来发展方向进行研究,从资源、人口、宏观调控、信贷体制等方面对桐乡市房地产市场可持续发展水平的提升提出建设性的措施建议。
[Abstract]:After several years of regulation and control, the adjustment of real estate market has gradually spread from big and medium cities to small cities, and the development of real estate market in third-tier cities is facing new challenges. On the other hand, after the rapid development of the last 16 years. With the increase of real estate maturity and the saturation of real estate market in the first and second tier cities of our country, the third tier cities have gradually become the emerging battlefield of the real estate industry development, how to avoid the third tier cities blindly follow one. The old road of real estate development in second-tier cities. To realize the sustainable development of the real estate market in the third tier cities is a problem worthy of attention. In order to understand the status quo and prospects of the sustainable development of the real estate market in the third tier cities in China. This paper studies the sustainable development of real estate market in Tongxiang, Zhejiang, and gets some important conclusions. This paper deeply understand the development background of the real estate market in China and the current situation of the real estate market in the third tier cities, and comprehensively comb and study the theoretical methods and literature analysis results related to the real estate market and sustainable development of our country. Form a relatively complete system of real estate market development theory system and literature review. On the basis of the above research. This paper excavates the sustainable development of Tongxiang real estate market in depth and finds that: from the point of view of house prices, the price of real estate in Tongxiang is lagging behind the fluctuation of housing prices in surrounding cities. The sensitivity of the government on the real estate policy is low; From the point of view of land resources utilization, Tongxiang limits the development of construction land in the central urban area to ensure the amount of farmland. From the real estate supply and demand situation, Tongxiang in 2013 real estate supply and demand is more balanced, but 2014 real estate supply is more than demand; From the real estate market situation, Tongxiang real estate market second-hand housing transactions more than the number of commercial housing, but the sales price is not lower than the price of commercial housing. Second. This paper fully understand the background of real estate development in China and the theory of real estate sustainable development at home and abroad and Tongxiang real estate market on the basis of sustainable development. The key factors that affect the sustainable development of Tongxiang real estate market are: economic factors, resources and environment factors, social factors, science and education factors and institutional factors. From the above five aspects of the Tongxiang real estate market sustainable development level evaluation index system, and then the optimal selection of index empowerment method and comprehensive evaluation model for comprehensive evaluation. Third. According to the evaluation results of Tongxiang real estate market sustainable development trend and future development direction of Tongxiang real estate market are studied from the resources population macro-control. The credit system and other aspects of the real estate market in Tongxiang City to improve the level of sustainable development to put forward constructive measures.
