房地产抵押价值评估方法研究

【摘要】:房地产抵押价值评估可以为企业或个人申请抵押贷款提供有力的参考依据,使商业银行作出正确的贷款决策,帮助借贷双方合理地评估房地产的价值。但是,房地产评估在发展过程中暴露出很多问题和弊端,其评估风险对维护金融秩序和房地产市场秩序产生直接影响。这些缺陷在一定程度上使得评估机构和评估人员的职业风险加大,也给整个房地产评估业未来的发展埋下隐患。房地产抵押评估是连接我国房地产业和金融业之间的一个关键纽带。如何切实有效解决现实问题,防范和规避金融风险,已经成为当前资产评估领域的当务之急。 本文的框架包括五个部分,第一部分阐述了国内外房地产抵押评估的先进理论与原则。第二部分是房地产抵押价值评估理论基础及相关概念,包括对房地产抵押的基本认知和理论依据。第三部分是房地产抵押价值评估方法的探讨,通过对现有房地产抵押评估方法的介绍和比较,指出目前房地产抵押评估方法存在的不足。本文认为:考虑到抵押风险和抵押评估的特殊性,提出采用房地产抵押风险系数法,通过构建风险系数评估模型,量化了抵押期间各种因素对房地产抵押价值的影响,为房地产评估机构科学、合理地评估房地产的抵押价值提供理论依据。第四部分是房地产抵押价值评估应用案例。通过采用房地产抵押风险系数法对实际案例的应用,说明该评估方法在一定意义上具有现实性和可操作性。第五部分是研究结论、政策建议及展望。 本文针对房地产抵押评估的理论依据和常用方法展开分析,提高房地产抵押评估的质量,合理确定房地产抵押价值,结合实际案例进行具体分析、论证,具有实践意义。
[Abstract]:The evaluation of real estate mortgage value can provide a strong reference basis for enterprises or individuals to apply for mortgage loans, make commercial banks make correct loan decisions, and help borrowers and borrowers to evaluate the value of real estate reasonably. Real estate evaluation in the process of development exposed a lot of problems and drawbacks. The evaluation risk has a direct impact on the maintenance of financial order and real estate market order. To some extent, these defects make the professional risk of evaluation institutions and assessors increase. The real estate mortgage evaluation is a key link between the real estate industry and the financial industry. How to effectively solve the practical problems. To guard against and avoid financial risks has become an urgent task in the field of asset evaluation. The framework of this paper includes five parts. The first part describes the advanced theories and principles of real estate mortgage assessment at home and abroad. The second part is the theoretical basis and related concepts of real estate mortgage valuation. The third part is the discussion of the real estate mortgage valuation methods, through the introduction and comparison of the existing real estate mortgage evaluation methods. This paper points out the shortcomings of the current methods of real estate mortgage assessment. This paper considers that considering the particularity of mortgage risk and mortgage assessment, the real estate mortgage risk coefficient method is adopted and the risk coefficient evaluation model is constructed. It quantifies the influence of various factors on the value of real estate mortgage during the period of mortgage, which is the science of real estate appraisal institution. Reasonable evaluation of real estate mortgage value provides theoretical basis. 4th part is the application of real estate mortgage value evaluation case. Through the use of real estate mortgage risk coefficient method to the application of practical cases. It shows that the evaluation method is realistic and operable to some extent. Part 5th is the research conclusion, policy suggestion and prospect. This paper analyzes the theoretical basis and common methods of real estate mortgage evaluation, improves the quality of real estate mortgage assessment, reasonably determines the real estate mortgage value, and analyzes and demonstrates the real estate mortgage in combination with practical cases. It has practical significance.
