【摘要】:近年来,房地产行业的发展已经成为影响国民经济和民生的重要支柱产业,而中国房地产行业的发展并不成熟,也没有能够很好的持续健康发展。由此,国家根据房地产的发展以及其对国民经济、生活影响的实际情况,对房地产行业的发展进行了多轮宏观调控。 然而,房地产市场是动态发展的,国家的宏观调控不可能完全消除房地产市场出现的各种问题,并且国家的宏观调控本身也存在一些问题。本文在对国内外房地产发展梳理的基础上,进一步研究分析了我国地产业的发展情况。在制度变迁理论及对我国房地产宏观调控理解的基础上,采用调查研究法、案例研究法等方法,结合笔者在X房产企业的工作实践,利用SWOT矩阵分析,提出了国有X房地产公司在宏观调控的环境下,坚持以人才战略为基本保证。在业务发展策略层面,要以整合房地产资源为手段构建一体化产业链;通过优化房地产产业链降低房地产开发成本;要利用国有企业的资源优势打造高端地产;要利用国有企业的品牌效应打造企业的房地产品牌形象等。在业务层策略实施的保障措施方面,要通过深化体制改革,创新管理方式方法;要挖掘地域传统文化资源,塑造企业房地产的风土特征;要利用国有房地产品牌形象,创建多元化营销策略;要建立房地产政策研究平台,保证企业持续健康发展的路向等。同时,结合X房地产公司的实际情况构建了策略实施的评价与控制措施。 在对X房地产公司微观分析的基础上,结合对各阶段宏观调控政策对房产业发展影响的分析,对我国房地产行业的发展以及宏观调控政策提出了若干建议与展望。
[Abstract]:In recent years, the development of the real estate industry has become an important pillar industry of the national economy and people's livelihood, and the development of China real estate industry is not mature, there is no good sustained and healthy development. Therefore, according to the national real estate development and its influence on the national economy, the actual situation of life, development of real estate the industry conducted several rounds of macro-control.
However, the real estate market is a dynamic development, the national macro-control is not possible to completely eliminate all kinds of problems of real estate market, and also some problems exist in the national macro-control itself. Based on the domestic and foreign real estate development review, further research and analysis of the development of China's industry in theory. The institutional change and based on China's real estate macro-control on the understanding, the research method, case study method, combining the working practice of X real estate enterprise, uses the SWOT matrix analysis, put forward the state-owned X Real Estate Company in the macro environment, adhere to the talent strategy as the basic guarantee in the level of development. Business strategy, to the integration of real estate resources as a means to build integrated industry chain; reduce the cost of real estate development through the optimization of the real estate industry chain; to use the resources of state-owned enterprises The advantage of high-end real estate; real estate enterprises to build brand image using the brand of state-owned enterprises. The security measures implemented in the business layer strategy, through deepening reform and innovation management methods; to explore regional traditional culture resources, local shape enterprises of real estate; to the use of state-owned real estate brand image, create a diversified marketing strategy; to establish the real estate policy research platform, to ensure sustained and healthy development of enterprises direction. At the same time, the implementation of the strategy to construct the evaluation and control measures according to the actual situation of X Real Estate Company.
Based on the micro analysis of X Real Estate Company, combined with the analysis of the influence of macro-control policies on the development of real estate industry at various stages, we put forward some suggestions and prospects for the development of China's real estate industry and macro-control policies.
