中国房地产市场波动的驱动因素分析

【摘要】：房地产业是我国经济发展的支柱产业,直接关系到人民生活水平的提高和生活质量的改善,房地产市场的波动历来受到各方的广泛关注。选取1998年住房制度改革以来的相关数据,全面考察我国房地产市场波动的驱动因素。实证结果表明:我国房地产市场的波动主要由宏观经济、房地产供给、房地产需求以及房地产市场调控等方面因素驱动;由于我国社会经济形势的变化,房地产市场波动的驱动因素在不同时期存在差异。
[Abstract]:The real estate industry is the pillar industry of our country's economic development, which is directly related to the improvement of the people's living standard and the improvement of the quality of life. The volatility of the real estate market has been widely concerned by all parties. Select the relevant data since the housing system reform in 1998. The empirical results show that the volatility of China's real estate market is mainly from the macro economy, real estate supply. Real estate demand and real estate market regulation and other factors driven; Because of the change of our country's social and economic situation, the driving factors of the fluctuation of real estate market are different in different periods.
