房地产项目集成管理成熟度研究

【摘要】：房地产项目管理是房地产行业发展的基础，房地产行业的快速发展，推动项目管理理论在房地产领域的应用和研究，不断的丰富工程管理理论。房地产项目管理是从房地产企业的角度出发，管理周期长，包括前期的策划、规划设计与采购、工程施工、产品销售、产品交付使用、物业管理，因此需要整合企业内部与外部资源，才能够实现房地产企业为项目设定的运营管理目标。房地产项目管理因阶段跨越，参与管理的组织多，管理约束因素多，在预期目标达成的同时未能够将阶段性目标延伸，各方组织人员的管理水平有限，项目管理约束因素管控不合理，从而导致阶段性管理遗留问题，对房地产项目管理造成了极大的损失。在房地产行业高速发展的今天，需要结合项目管理新的理论，寻找更加高效的管理，提升房地产项目管理效益。集成管理在房地产领域有过相关的应用，综合国内外有关集成管理的理论，集成管理能够在提升管理水平上更胜一筹。结合集成管理应用的所需的必要条件，房地产项目管理应用集成管理的理论，在整合资源、提升房地产项目效益都将会有新的突破，同时也为房地产企业项目管理提供理论借鉴。根据集成管理理论和房地产项目管理领域的相关理论研究，通过理论上的融合探索，构建房地产项目集成管理应用模型，试图通过应用该模型避免项目风险发生几率，实现项目资源利用最大化，项目运营管理水平和项目客户满意度得到度提升。结合项目管理成熟度模型，，建立房地产项目集成管理成熟度评价体系，运用该评价体系，对房地产项目集成管理进行评判，对房地产项目集成管理的不断提升起到推动作用。房地产项目管理水平的高低展现了房地产企业整体的管理水平，通过实际案例分析，房地产项目集成管理能够更好的提升房地产项目管理水平，通过对房地产集成管理成熟度进行评价，对房地产项目集成管理指明了方向，通过不断改进提升了房地产企业的管理水平。
[Abstract]:Real estate project management is the foundation of the development of real estate industry.
