鲁商置业股份有限公司房地产项目融资风险管控研究

【摘要】:对于房地产开发行业这样一个现代新兴行业来说,在竞争激烈的市场经济大环境下,其在高速发展的同时也遭受着与日俱增的财务风险所带来的威胁。房地产开发项目遭受的财务风险从狭义角度探讨,也就是融资风险。房地产企业利用直接、间接等融资方式募集的外来资金能够用于房地产项目的投资、建设和竞拍,从而为企业带来利润。但是,企业管理者在负债经营的操作过程中,如果无法及时有效的控制融资所导致的财务风险,那么便会导致财务杠杆效应放大,债务成本急剧增加等不利后果,严重危害企业的运营和发展。本文采用具体问题具体分析的方法,通过对鲁商置业股份有限公司的融资风险管控情况的研究,以点带面,进而联系到整个行业的融资风险管控问题。本文主要阐述鲁商集团的融资风险、分析各个风险成因及其相关的风险管理策略,将理论与具体案例相结合,最终使鲁商集团的项目融资风险减小到最低,避免最终导致财务危机。本文首先介绍了研究的背景和意义以及对房地产项目融资风险相关领域已有的研究方法与研究成果进行综述。随后简单介绍了房地产项目融资风险的基本概念以及传统的风险识别与度量方法,说明已有方法及其研究成果的不足之处,进而介绍本文所采用的研究方法。最后以鲁商置业股份有限公司为例运用本文的风险识别与度量方法,对鲁商置业股份有限公司的项目融资风险进行全面的定性与定量分析,找出导致其出现财务危机的成因,并提出合理建议规避风险,为整个房地产行业的项目融资风险管控提供新的方法与思路。
[Abstract]:For the real estate development industry, such a modern emerging industry, in the competitive market economy environment. At the same time, it is under the threat of increasing financial risks. The financial risks suffered by real estate development projects are discussed from a narrow point of view, that is, financing risks. Real estate enterprises use directly. Foreign funds raised by indirect financing methods can be used for investment, construction and bidding of real estate projects, thus bringing profits for enterprises. However, the managers of enterprises operate in the process of debt management. If the financial risk caused by financing can not be controlled in time and effectively, it will lead to the amplification of financial leverage effect and the sharp increase of debt cost and other adverse consequences. Serious harm to the operation and development of enterprises. This paper uses the method of concrete analysis of specific problems, through the study of the financing risk control situation of Lushang Real Estate Co., Ltd. This paper mainly describes the financing risk of Lu-Shang Group, analyzes the causes of each risk and its related risk management strategies, and combines the theory with specific cases. Finally, the project financing risk of Lu Shang Group is reduced to the lowest. This paper first introduces the background and significance of the research, and summarizes the existing research methods and research results in the field of real estate project financing risk, and then briefly introduces the real estate items. The basic concept of financing risk and the traditional risk identification and measurement methods. Explain the existing methods and the shortcomings of the research results, and then introduce the research methods used in this paper. Finally, take Lushang Real Estate Co., Ltd. as an example to use the risk identification and measurement method of this paper. This paper makes a comprehensive qualitative and quantitative analysis of the project financing risk of Lushang Real Estate Co., Ltd., finds out the causes of the financial crisis, and puts forward reasonable suggestions to avoid the risk. For the whole real estate industry project financing risk management and management to provide a new method and ideas.
