天津ST物业公司发展战略研究

【摘要】:目前,在经济发展飞速提升的影响下,城市生活中出现了一种新的形式——物业管理。物业管理是在市场经济条件下兴起的一种服务产业,自诞生之日起就表现出良好的发展趋势,受到更多人的认可和欢迎,也创造出良好的经济效益和社会效益。物业管理,是一种新型的服务型行业,它是房地产市场繁荣发展而兴起,是依据物业服务合同约定,对物业及其环境、秩序进行专业养护、维修和管理的活动,特别是近几年其发展势头并不亚于国内房产行业。当然,在这种蓬勃发展的市场环境下,对物业管理公司而言,同样也面临激烈的市场竞争,有其行业内部的市场竞争,也有来自外部宏观的环境影响。因此,在当前激烈的房产市场竞争压力下,如何推动物业管理公司的市场发展、提升其市场的核心竞争力,其所涉及的关键问题就是要构建物业管理公司发展战略体系,树立起行业品牌战略。 本文在对ST物业管理公司的研究上,立足于企业发展实际,并运用战略管理等相关知识对其进行了分析,首先,本文运用了PEST和波特五力模型分析法对ST物业管理公司外部环境进行了分析,其目的是了解公司外部环境影响因素,为制定公司战略规划提供依据;其次,本文通过SWOT分析法等研究方法对ST物业管理公司内部管理机制也进行了梳理,归纳其在战略发展中的优势和不足,本层面的研究则为规范ST物业管理公司内部管控机制、完善公司人力资源管理体系、财务管理体系及企业文化建设体系等方面提供了充分的依据。最后通过如上层面的分析论述,本文就如何制定ST物业管理公司战略体系、落实战略规划的实施等等,本文给出了具体的解决方案和对策。
[Abstract]:At present, under the influence of rapid economic development, a new form of real estate management has emerged in urban life. Property management is a kind of service industry rising under the condition of market economy. Since its birth, it has shown a good trend of development, has been recognized and welcomed by more people, and has also created good economic and social benefits. Property management is a new type of service industry. It is the real estate market prosperity and rise, is according to the property service contract agreement, the property and its environment, order professional maintenance, maintenance and management activities. Especially in recent years, its development momentum is no less than the domestic real estate industry. Of course, in this booming market environment, property management companies also face fierce market competition. There is market competition within the industry, but also from the external macro environmental impact. Therefore, in the current fierce real estate market competition pressure, how to promote the market development of property management companies. To improve the core competitiveness of the market, the key problem involved is to construct the development strategy system of the property management company and to set up the brand strategy of the industry. In this paper, based on the research of St property management company, based on the actual enterprise development, and the use of strategic management and other related knowledge to analyze the first. This paper analyzes the external environment of St property management company by using PEST and Porter five-force model analysis method. The purpose of this analysis is to understand the influence factors of the company's external environment and to provide the basis for the formulation of the company's strategic planning. Secondly, this article through the SWOT analysis and other research methods to St property management company internal management mechanism is also combed, summed up its advantages and disadvantages in the strategic development. This level of research is to standardize the St property management company internal control mechanism, improve the company's human resources management system. Financial management system and corporate culture construction system provide sufficient basis. Finally, through the above level of analysis, this article on how to formulate St property management company strategic system. The implementation of strategic planning and so on, this paper gives specific solutions and countermeasures.
