【摘要】：近年来,持续的房地产调控政策带来了房地产融资市场的变革,行业发展迫使房地产融资渠道走向多元化。作为广西房地产业地方领跑者——BZT集团,经过5年的精心筹备和业务探索终于在2013年4月份设立广西BZT股权投资基金管理有限公司。作为广西第一家发展房地产股权投资基金的公司,全面、深入研究其发展过程中的优势与不足,不仅关系到广西房地产业的健康发展,而且对广西房地产股权投资基金业的发展壮大具有指导性意义。本研究首先从房地产股权投资基金的相关理论、国内外房地产股权投资基金发展现状和趋势研究入手；然后,简要阐述广西BZT股权投资基金管理有限公司企业概况和房地产投资基金发展现状；在对其房地产投资基金的典型案例进行全面、深入分析的基础上,探讨其目前发展存在的主要问题,并从宏观环境层面和企业自身内部层面予以深入的原因剖析；最后,本研究将房地产投资基金理论与广西BZT股权投资基金管理有限公司发展实际有机结合,理论联系实际地提出了具有针对性的解决对策。
[Abstract]:In recent years, the continuous real estate regulation and control policy has brought about the transformation of the real estate financing market, and the development of the industry has forced the real estate financing channels to diversify. In April 2013, after five years of careful preparation and business exploration, Guangxi BZT Equity Investment Fund Management Co., Ltd. was established. As the first company in Guangxi to develop real estate equity investment funds, It is not only related to the healthy development of Guangxi real estate industry, but also instructive to the development of Guangxi real estate equity investment fund industry. This research starts with the theory of real estate equity investment fund, the development status and trend of real estate equity investment fund at home and abroad, and then, This paper briefly describes the general situation of Guangxi BZT Equity Investment Fund Management Co., Ltd and the development status of real estate investment fund, and analyzes the typical cases of real estate investment fund comprehensively and deeply. This paper discusses the main problems existing in its current development, and analyzes the reasons from the macro environmental level and the internal level of the enterprise; finally, This study combines the real estate investment fund theory with the development practice of Guangxi BZT Equity Investment Fund Management Co., Ltd.
