住宅建筑设计的质量及进度管理分析

【摘要】：中国房地产自住房改革后,在最近十余年时间发生了翻天覆地的变化。由原来的单位统一集资修建变革为由市场需求决定房地产类型;但是由于传统的观念,房地产企业更倾向于快速销售,回笼资金,非常重视销售的作用,而对设计并不十分重视,因而对设计管理也就没有深入的研究和探讨。本文以住宅项目的设计管理分析为题,共叙述了五个部分:第一个部分是绪论部分,从研究的背景、国内外房地产住宅项目设计管理概述做了详细的论述;第二个部分是设计管理的定义及内容;第三个部分是建筑设计产品的质量关键节点及管理办法,分别从设计的前期质量管理、设计过程的质量管理、设计后期的质量管理以及图纸管理四方面进行有力的阐述;第四个部分是建筑设计产品的进度关键节点及管理办法,分别从方案设计节点、初步设计节点以及施工图设计节点三个方面来进行论述;第五部分是"公园大道"住宅项目的设计管理,从项目实例来对前面论点进行设计管理的阐述。总起来说,本文采用理论和实践结合的方法,具体实施采用了总分列举的研究思路,实例详细研究和分析了设计管理中对质量管理和进度管理的影响因素等内容,将设计管理的重点内容展现在面前,试图找到适合于规范我国房地产企业设计质量和进度的管理办法。本论文尚有不完善之处,也有案例的局限性。但本文完全依照中新公园大道住宅项目实事求是的情况出发,采集的相关数据、文档具有真实性、可靠性的特点,也有助于对现代房地产企业的设计管理工作以一定的帮助和启示。
[Abstract]:Since the housing reform in China, great changes have taken place in the last decade or so. The change in the construction of real estate by the original unit has been determined by market demand; however, because of the traditional concept, Real estate enterprises tend to sell quickly, withdraw funds, attach great importance to the role of sales, but do not attach great importance to design, so there is no in-depth research and discussion on design management. There are five parts: the first part is the introduction part, from the background of the research, the domestic and foreign real estate project design management overview to do a detailed discussion, the second part is the definition and content of design management; The third part is the key nodes and management methods of architectural design products, which are described from four aspects: the early stage quality management, the design process quality management, the late design quality management and the drawing management. The fourth part is the key nodes and management methods of architectural design products, which are discussed from three aspects: scheme design node, preliminary design node and construction drawing design node. The 5th part is the design management of the "Park Avenue" residential project, from the project examples to the design management of the above arguments. In general, this paper adopts the method of combining theory with practice. The concrete implementation adopts the research thought of the total score enumeration, the example studies and analyzes the design management in detail to the quality management and the schedule management and so on content and so on, displays the key content of the design management in front, This paper is not perfect, but also has the limitation of the case. But this article completely according to the real estate enterprise design quality and progress of our country, proceed from the situation of seeking truth from facts. The collected data and documents have the characteristics of authenticity and reliability, which are helpful to the design and management of modern real estate enterprises.
