北京市房地产开发项目投资评价研究

【摘要】:随着我国经济快速发展,房地产业已成为影响国民经济和人民生活的一个重要产业,房地产业的健康发展直接关系到国民经济能否持续快速健康发展。特别是自2008年以来,房地产市场宏观调控力度逐年加强,房地产市场理性决策愈显重要,而理性决策投资的基础是要对所投资项目的投资环境有一个基本的判断。针对不同城市、不同区域进行投资环境研究,政府和企业可以运用分析结果有针对性地改善区位条件和选择区位进行投资,以避免投资的盲目性。因此,房地产投资环境的理性评价不论对政府、还是对房地产企业和整个房地产行业,都具有重要的意义。 本文研究的研究重点是对于投资者在选择城市和具体地块时对于城市和地块的投资环境进行分析和评价,通过建立一套实操性和针对性较强的房地产市场投资环境评价方法,弥补目前大多数房地产企业无系统评价方法的不足。本文以北京市和作者公司的具体项目着手,对北京市投资环境从投资人角度进行了系统地分析与评价。作者完成的工作主要如下:(1)梳理了房地产投资环境评价理论的相关概念,并介绍了与投资环境相关理论;(2)对房地产投资环境评价进行定性分析,分析了北京市房地产投资环境影响因素;然后建立针对北京市场的宏观(?)并将此方法应用到本文中;(4)本文以我公司在北京市各个区县项目为研究对象,选取了三个具体地块进行房地产开发项目投资环境微观指标体系分析,并对分析运用的评价方法进行反向验证。 本文对房地产环境评价分为了宏观、中观、微观影响因素,并以北京市和作者公司在北京的项目为例建立评价指标体系,最后对评价方法进行验证。希望本文的研究结果能为有关部门评价房地产投资环境提供可借鉴的方法与思路,为企业在选取城市和具体地块时提供帮助。
[Abstract]:With the rapid development of China's economy, the real estate industry has become an important industry of the national economy and people's life, the healthy development of real estate industry is directly related to the national economy sustainable development. Especially since 2008, the real estate market macro-control efforts each year to strengthen the real estate market more rational decision important and rational investment decision is the basis to have a basic judgment on the investment environment. According to the different city, study the investment environment of different areas, the government and enterprises can use the results of investment to improve the location and location choice, in order to avoid the blindness of investment. Therefore, the rational evaluation of the real estate investment environment for the government, or the real estate enterprise and the real estate industry, has important significance.
The research focus of this paper is for investors in the choice of city and specific plots for the city and the land investment environment analysis and evaluation, through establishing a set of practical and targeted investment in the real estate market environment evaluation method, there is no system to make up for lack of assessment of most real estate enterprises based on the project method. Beijing City, the author and company to the investment environment of Beijing city were analyzed and evaluated systematically from the perspective of investors. The main works are as follows: (1) reviews the relevant concepts of real estate investment environment evaluation theory, and introduced the related theory of investment environment; (2) for evaluation of the investment environment real estate qualitative analysis, analysis of the impact of the Beijing real estate investment environment; then set up for the Beijing market macro (?) and the application of this method in this paper; (4) Taking our county and county projects in Beijing as the research object, this paper selects three specific plots to analyze the microcosmic index system of investment environment of real estate development projects, and makes a reverse verification of the evaluation methods.
The evaluation of the real estate environment is divided into macro, meso and micro factors, and to the city of Beijing and the author of the project company in Beijing as an example to establish the evaluation index system, finally verify the evaluation method. I hope this study can provide reference method and idea for the relevant departments of the evaluation of real estate investment environment, help for the enterprise to provide the city and in the selection of specific plots.
