【摘要】：随着中国日益迅速发展的经济,社会的不断进步,建设领域也处在蓬勃发展的新阶段,尤其是商业与住宅地产面临着前所未有的机遇与挑战。HMJ项目是一座集商业和住宅为一体的综合性建筑群,总建筑面积约93312平方米,投资总额2.05亿人民币,该项目涉及商业投资与住宅,建设包括主体,装修,弱电等多专业,工程项目比较复杂,且工期非常紧张,进度计划与控制有一定难度,很有必要使用科学的理论和方法对该项目进行合理的控制和研究,为以后商业地产项目提供参考依据。本文在此背景下,研究了项目管理理论的相关知识,对HMJ项目进度计划与控制进行实体研究与分析,并对实际建设中出现的问题进行具体管控,以保证项目进度与费用符合预期目标。论文主要分为六部分：首先介绍了选题的背景和意义,并且设计研究的内容、方法和思路；其次介绍项目进度计划与控制的理论和方法,系统了解进度计划与控制的工具与方法；再次介绍该项目的具体概况,随后详细论述了项目进度计划的编制及施工计划管理状况,包括工作任务分解,先后关系确定,活动时间估算的总计划,提出了实施中出现的问题；接着通过对计划重新调整,对项目实际进度与计划进度进行比较,论述项目在具体实施过程中遇到影响进度计划的因素,分析并提出解决方法,对进度进行控制和优化,保证项目进度满足工期要求,最后提出对项目进度有效控制的保障措施,作出了总结和展望,为后续相关项目的研究提供借鉴意义。
[Abstract]:With the rapid development of Chinese economy, social progress, construction areas in a new stage of vigorous development, especially in commercial and residential real estate is faced with hitherto unknown opportunities and challenges.HMJ project is a comprehensive set of commercial and residential buildings as one of the group, the total construction area of about 93312 square meters, a total investment of 205 million the yuan, the project involves the business investment and housing construction, including the main body, decoration, and other weak professional, the project is more complex, and the time is very tight, schedule and control has a certain degree of difficulty, it is necessary to use the theory and method of scientific research and reasonable control of the project, to provide reference for the future commercial real estate projects.
Under this background, we have studied the related knowledge of project management theory, carried out entity research and Analysis on the schedule and control of HMJ project, and concretely controlled the problems in actual construction, so as to ensure that the schedule and cost of the project meet the expected goals.
This paper is divided into six parts: the first introduces the background and significance, and research methods and ideas; secondly, introduce the theory and method of project schedule planning and control system, understand the tools and methods of project planning and control; once again introduces the project overview, and then discusses the preparation and construction the plan management of the project schedule, including task decomposition, the relationship has determined that the total plan activity time estimation, put forward the problems; then through the adjustment of the plan, to compare the project actual and planned progress, discusses the factors affecting the schedule of the project encountered in the process of implementation, analysis and propose solutions, control and optimization of schedule, ensure the project meet the project requirements, finally put forward the effective control of the security project The measures are summarized and prospected to provide reference for the research of subsequent related projects.
