保险公司参与“以房养老”的两种模式研究

【摘要】:在我国人口老龄化趋势逐渐加重、养老问题日益凸显的背景下,国家提倡多方参与养老保障建设,并且保监会鼓励保险机构开展“以房养老”保险试点。因此,研究保险公司参与“以房养老”这一问题贴合实际,具有重要的实际意义。另外,本文着重研究保险公司开展“以房养老”的业务模式,可以为保险公司开展“以房养老”业务提供理论借鉴,具有重要的理论意义。 文章首先介绍了国内外相关的研究内容,在此基础上,从保险公司角度出发,具体研究保险公司在“以房养老”业务中的可能作为,这是比较创新的提法。其次,系统论述了国内外开展“以房养老”的业务经验,并进行对比分析。再次,从国家政策的宏观角度以及需求方和房地产市场的微观角度就国内开展“以房养老”的环境进行具体的分析。接着,提出了保险公司参与“以房养老”的两种模式,并在对定价模型进行改进的基础上,以实际案例演示了不同模式下产品的定价思路,比较了两种模式的异同。最后,对当前开展“以房养老”的障碍和应对策略做了介绍,创新性的提出了两个保险险种。简而言之,“以房养老”具有前景,但是也具有很大的操作难度。保险公司若要顺利开展并推广,既要增强自身的业务水平,也需要多方配合。
[Abstract]:Under the background that the aging trend of our country's population is getting worse and the pension problem is becoming more and more prominent, the state advocates participating in the construction of old-age security, and the Insurance Regulatory Commission encourages insurance institutions to carry out the pilot project of "providing for the aged by Housing". It is of great practical significance to study the participation of insurance companies in the issue of "providing for the aged by Housing", which is of great practical significance. In addition, this paper focuses on the study of the business model of "providing for the aged by Housing" by insurance companies. It can provide theoretical reference for insurance companies to carry out the business of "providing for the aged by housing", which has important theoretical significance. The article first introduces the domestic and foreign related research content, on this basis, from the insurance company angle, the concrete research insurance company in "the housing endowment" business possible behavior, this is the quite innovative formulation. This paper systematically discusses the domestic and foreign business experience of "providing for the aged by Housing", and makes a comparative analysis. From the macroscopic angle of national policy and the microcosmic angle of demand side and real estate market, this paper makes a concrete analysis on the environment of "providing for the aged with housing" in China. Then, it puts forward two modes of insurance company participating in "providing for the aged with housing". On the basis of the improvement of the pricing model, this paper demonstrates the pricing ideas of different models with practical cases, and compares the similarities and differences between the two models. Finally, the author introduces the obstacles and coping strategies for the current development of "providing for the aged by Housing". Two kinds of insurance are put forward innovatively. In short, "providing for the aged by house" has the prospect, but also has the very big operation difficulty. If the insurance company wants to carry out and popularizes smoothly, must strengthen own business level, also needs the multi-party cooperation.
