基于网络广告语分析的居住区公共服务设施构成体系研究

【摘要】:我国快速城市化进程中,城市人口的增长促进了房地产产业的快速崛起,尤其是近年来的住宅产业更是迅猛发展。由此也带来了很多城市发展问题,如城市公共服务设施没有随着城市边界的外扩而相应建设,出现了配套设施跟进缓慢、分布不均匀等问题,严重影响了居民的正常生活和工作。 本研究通过对合肥市、杭州市相应的楼盘广告网站中的楼盘广告语中出现的文字内容进行收集、整理和统计,运用语义本体(Ontology)的分析方法,将广告文本中与公共服务设施相关的信息进行分类研究。通过统计分析,发现合肥市82.57%的楼盘的广告语中有关于公共服务设施的描述,且开发商会重点介绍商业、教育、文体等服务设施,其它服务设施则较少提及。通过将楼盘在地图上定位并进行分析研究,发现合肥市区中心比较繁华,副中心发展则不完善,导致大部分新开发的楼盘都密集分布于二环路以内及一环路附近区域。 对商业设施词语统计分析,发现居民更喜欢一些区域性商业,如商业街、大型购物超市等,而这种区域性的商业在城市中影响的范围也相对较大。由于城市外围的教育设施建设缓慢,,导致越是远离市中心的学校影响范围越大。通过实际的问卷调研也得到了类似的结论,即接近市中心的居民上学距离比城市外围居民上学距离短。 通过网络广告语中关于楼盘选址和居住区内以及居住区周边配套设施状况的语义分析,一方面有效了解我国住宅产业中开发选址的侧重点,了解了城市新开发楼盘的分布状况,另一方面在一定程度上把握购买者对公共服务设施的需求。
[Abstract]:In the process of rapid urbanization in China, the growth of urban population has promoted the rapid rise of real estate industry, especially the rapid development of housing industry in recent years. For example, the urban public service facilities have not been constructed with the expansion of the urban boundary, and the problems of the supporting facilities follow up slowly and the distribution is uneven, which seriously affects the normal life and work of the residents. This study collects, arranges and counts the text content in the advertising language of buildings in the corresponding real estate advertising websites in Hefei and Hangzhou, and uses the semantic ontology analysis method. The information related to public service facilities in the advertising text is classified and studied. Through statistical analysis, it is found that the advertising language of the building in Hefei City 82.57% contains a description of the public service facilities, and the developer will focus on introducing business and education. Cultural and cultural services and other services are seldom mentioned. By locating the buildings on the map and analyzing them, it is found that the downtown center of Hefei is relatively prosperous, while the secondary center is not perfect. As a result, most of the newly developed buildings are densely distributed within the second Ring Road and the area near the first Ring Road. Through the statistical analysis of the terms of commercial facilities, it is found that residents prefer some regional businesses, such as commercial streets, large shopping supermarkets, and so on. And this kind of regional commerce also has a relatively large impact on the city. Because of the slow construction of educational facilities in the periphery of the city, The more far away from the city center, the bigger the influence scope of the school. Through the actual questionnaire survey, a similar conclusion is obtained, that is, the distance from school to school is shorter than that of the residents in the periphery of the city. Based on the semantic analysis of site selection and residential areas and supporting facilities around residential areas in the online advertising language, on the one hand, it is effective to understand the focus of development location in the housing industry in China. On the other hand, it grasps the buyers' demand for public service facilities to a certain extent.
