CFG房地产项目开发规范化管理研究

【摘要】:近年来,随着我国经济的快速发展,城市建设日新月异,我国的房地产业得到高速发展,在改善民生、增加国民收入、扩大就业、城市建设等领域房地产行业发挥了重要作用;然而由于我国各地经济发展不平衡,地区差异较大,且我国房地产行业的开发主体是中小型的民营企业,管理水平参差不齐,差异明显。管理水平较低、经验型管理占主体是我国房地产行业普遍存在的问题,未能形成规范化和标准化的管理体系,从而制约了我国房地产行业的整体发展。 本文首先对我国房地产开发国内外规范化管理情况进行了研究,其次从项目管理、房地产项目管理、项目规范化管理理论和我国中小型房地产开发企业的组织结构和项目开发管理模式进行了探讨,并选取深圳CFG大厦项目开发管理为研究对象,分别从项目的准备阶段、开发过程管理、保修管理等三个方面进行规范化研究,,突出管理过程的标准化、制度化和流程化,期望为新形式下的中小型房地产开发企业的规范化管理作出有益的探讨。 通过对CFG房地产项目开发规范化管理研究,本文得出结论:中小型房地产企业可以通过对国家和地方现行的房地产及建筑工程设计与施工验收规范、法规、规定等进行研究,并借鉴其它成功的大型房地产开发公司成熟的经验,也可以建立起适合自身规模和发展战略的标准化管理文件,建立一整套适合本企业发展的房地产开发规范化管理体系。
[Abstract]:In recent years, with the rapid development of our economy and the rapid development of urban construction, the real estate industry of our country has been developing at a high speed, which has played an important role in improving people's livelihood, increasing national income, expanding employment, urban construction and other fields of real estate industry. However, due to the imbalance of economic development in various parts of our country, there are great regional differences, and the main body of the real estate industry in our country is small and medium-sized private enterprises, the management level is uneven, the difference is obvious, and the management level is relatively low. Experiential management is a common problem in China's real estate industry, which has failed to form a standardized and standardized management system, thus restricting the overall development of China's real estate industry. In this paper, we first study the domestic and international standardized management of real estate development in China, and secondly, from the project management, real estate project management, The project standardization management theory and the organization structure and project development management mode of the small and medium-sized real estate development enterprises in China are discussed. The project development management of Shenzhen CFG Building is selected as the research object, respectively from the preparation stage of the project. This paper studies the standardization of development process management and warranty management, emphasizes the standardization, institutionalization and flow of the management process, and expects to make a beneficial discussion for the standardization management of small and medium-sized real estate development enterprises under the new form. Based on the research on the standardization management of CFG real estate project development, this paper draws a conclusion that small and medium-sized real estate enterprises can study the current national and local real estate and construction engineering design and construction acceptance standards, regulations, regulations, etc. With reference to the mature experience of other successful large real estate development companies, we can also set up standardized management documents suitable for their own scale and development strategy, and set up a set of standardized management system of real estate development suitable for the development of their own enterprises.
